The booking journey

Seven steps, one accountable process.

From the first conversation to the end of the tenancy, the same named expert stays responsible.

  1. Step 1: Enquiry & Discovery

The student shares course, intake and living preferences through an expert.

  2. Step 2: Personalised Shortlist

An accommodation expert curates verified options matched to preference and lifestyle.

  3. Step 3: Guided Viewing

Virtual tours, floor plans and honest comparisons — questions answered before committing.

  4. Step 4: Eligibility & Documents

We pre-check offer letters, guarantor needs and tenancy paperwork to prevent rejection.

  5. Step 5: Secure Booking

The room is reserved through protected channels with written confirmation at every step.

  6. Step 6: Confirmation & Handover

Tenancy agreement, arrival instructions and a single point of contact are issued.

  7. Step 7: Move-in & Aftercare

Settling-in support continues through the tenancy — we stay reachable, not just bookable.

Questions

The things families ask us first.

Straight answers. Anything that depends on a specific residence, your expert confirms in writing.

How is NestaStudent different from a listings site?

A listings site introduces you to a property and its job ends there. We are advisory-led: a named accommodation expert works your enquiry from first contact through to move-in, and stays reachable for the length of the tenancy. We stay accountable for the outcome, not just the introduction.

What does 'verified' actually mean?

Every property clears five stages before a student ever sees it: sourced through direct partner outreach, compliance screened for ownership, licensing, fire safety and legal standing, facility audited for rooms, security and communal spaces, commercial terms agreed in writing, and only then listed with verified photography and honest descriptions. A property is listed because it's checked — not because it exists.

Can I book before my visa is confirmed?

In many cases yes, but it depends on the individual property's terms. Your accommodation expert will tell you which options accept a pre-visa booking and exactly what happens if your visa is refused, in writing, before you commit to anything.

Do I need a guarantor?

Some properties require one and some accept alternatives such as advance payment. We check the requirement against your circumstances before you apply, so an application isn't rejected for something that could have been caught first.

Will I understand the contract?

That is the point of plain-language terms. Your obligations under the tenancy are explained before signature, in the family's preferred language. If something in the agreement is unclear, ask your expert — you should never sign a document you have not had explained.
