Booking Deposit

• The first and last rent payments are required at the time of booking.

Security Deposit

• A $200 application and reservation fee is charged for online booking services and securing the room.
• The $200 application and reservation fee is non-refundable.
• The application and reservation fee is non-refundable even if the booking is cancelled without any rent payment being made.

Pay In Instalment

• Rent is due every 4 weeks.
• A payment plan will be generated and added to the end of the lease agreement for reference.
• The first rent payment is due on the move-in date.
• The first and last rent payments are required at the time of booking.

Mode Of Payment

• Debit card.
• Credit card.
• International bank transfer.

Guarantor Requirement

• Proof is required that a guarantor has agreed to secure or guarantee the tenancy agreement/contract.
• A guarantor may be an individual such as a parent, spouse, or relative.
• The guarantor agrees to pay the tenant’s debt if the payment has not been transferred for a reason.

Additional Fees

• A $200 administration fee applies for verification, onboarding, and admission of a replacement resident.
• A $250 marketing and administration fee applies when the property finds a replacement resident for an early termination.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Cooling Off Period

• The property does not offer any cooling-off period; all contracts are legal and binding.

No Visa No Pay

• If cancellation occurs due to visa denial before arrival, the Resident’s liability for the balance of the rent for the remainder of the term will be waived.
• The rental amount paid will be refunded within 10 days.
• Supporting proof from an authorized agency is required for visa refusal as an extenuating circumstance for early termination after arrival.
• The cancellation must be accepted by the Property Booking Department as a valid reason for early termination.

Replacement Tenant Accepted

• The Resident is required to find a suitable replacement for early termination after arrival.
• The replacement must occupy the room/apartment for the remainder of the agreement without a vacancy gap between bookings.
• The replacement resident’s application must be approved by the property.
• A $200 administration fee applies for verification, onboarding, and admission of the replacement resident.
• If the Resident cannot find a suitable replacement within a reasonable period, the property will find a replacement if requested.
• A $250 marketing and administration fee applies when the property finds the replacement.
• The Resident remains liable for rent until the replacement starts the tenancy or the original lease term ends, whichever occurs first.

Extenuating Circumstances

• Before arrival, documented exceptional circumstances such as medical emergencies or visa denials may result in the Resident’s liability for the remaining rent being waived.
• The rental amount paid will be refunded within 10 days.
• After arrival, extenuating circumstances include serious illness, government obligation, or visa refusal.
• Supporting proof from an authorized agency is required.
• The circumstance must be accepted by the Property Booking Department as a valid reason for early termination.

Other cancellation policies

• Before arrival, if cancellation occurs more than 45 days before arrival, the Resident will not be liable for the remaining rent for the lease duration.
• Amounts paid towards rent will be refunded within 10 days when cancellation occurs more than 45 days before arrival.
• If cancellation is received between 15 and 30 days before arrival, the Resident will be charged 2 weeks of rent.
• Any rental amount paid exceeding 2 weeks will be refunded within 10 days when cancellation occurs between 15 and 30 days before arrival.
• If cancellation is received less than 15 days before arrival, the Resident will be charged 4 weeks of rent.
• Any rental amount paid exceeding 4 weeks will be refunded within 10 days when cancellation occurs less than 15 days before arrival.
• The Resident’s liability for the remaining rent is waived after the applicable 2-week or 4-week charge.
• The $200 application and reservation fee is non-refundable, including when the booking is cancelled before any rent payment is made.
• All cancellation requests must be submitted in writing to the property booking management.
• The date of the written request is considered the official cancellation date.
• Applicable refunds will be processed within 10 days.
• The property reserves the right to amend the cancellation policy with or without notice.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.
• In case of any questions or queries, please feel free to contact the team, and our team will assist to ensure a smooth check-in process.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.
