Security Deposit

• Domestic students are required to pay a last month’s rent deposit.
• International students are required to pay 2 times the last month’s rent deposit.

Booking Deposit

• A last month's rent deposit is required after the student completes the application and before the lease is finalized.
• For domestic students, the deposit is equivalent to 1x last month's rent.
• For international students, the deposit is equivalent to 2x last month's rent.
• The agreement is generated after the student pays the deposit and the guarantor completes verification.

Pay In Instalment

• The total rent for the lease term is divided into equal installments, which are due on the first of each month during the residence.
• Instalment amounts are equal and are not prorated.
• If a resident moves in after the first of the month or moves out before the last day of the month, the full equal instalment for that month remains payable.

Mode Of Payment

• Rent may be paid by online transfer,
• Debit card, or Credit card.
• Rent may also be paid by check or money order at the leasing office.
• Cash payments are not accepted.

Guarantor Requirement

• International students must provide guarantor details.
• The guarantor must complete verification and countersign the lease before the lease is finalized.
• Padder is an optional third-party guarantor and deposit-alternative service.
• Padder can act as a guarantor for international students, new-to-Canada applicants, or applicants building their credit, with no co-signer required.
• Participation in Padder is voluntary and is not a condition of tenancy.
• The property does not charge any fee in connection with Padder.

Additional Fees

• Convenience fees may be charged for online rent payments.
• Replacement keys cost $25 per key.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Early termination by students

• A resident can break the lease early if the Landlord and Tenant Board issues an order ending the tenancy agreement early.
• A resident can break the lease early if the landlord did not use the standard lease tenancy form and the resident sent a written demand for the proper standard lease form.

Replacement Tenant Accepted

• Early lease termination may be permitted where the resident assigns the tenancy and the unit to another person.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.
