Booking Deposit

• The first monthly instalment must be paid to book the accommodation.

Security Deposit

• A €500 deposit applies to accommodation terms of 25 days or more, unless waived under a separate agreement with a third-party website or booking agent.
• For accommodation periods of 131 days or more, a €500 security deposit is required.
• The security deposit must be paid 30 days before arrival through the payment services provided by the Residence's payment provider.
• The deposit serves as security for damage, missing items and breaches of the Resident's obligations.
• The deposit is generally returned within 71 days after departure, once applicable expenses, damages and other amounts have been settled.
• The deposit will not be returned if the Resident voluntarily leaves before the end of the agreement or is expelled.
• The pre-authorisation is released within 28 days after arrival, subject to applicable deductions.

Pay In Instalment

• For accommodation periods of 130 days or less, 100% of the total accommodation cost must be paid at the time of reservation before signing the contract.
• For accommodation periods of 131 days or more, payment is made in instalments.
• If the contract is signed less than 60 days before the accommodation start date, the first instalment must be paid on or before the signing date.
• The maximum number of instalments is 4.
• Remaining instalments are due on the 5th day of each applicable month.
• For countries subject to economic blockades, embargoes, asset freezes or active EU sanctions, the full accommodation-period price must be paid at least 60 days before the accommodation start date.

Mode Of Payment

Additional Fees

• For stays of 24 days or less, a €350 credit/debit card pre-authorisation is required at arrival before activation of the electronic keys.
• Late payment surcharges of €50 or €100 may apply depending on how late the payment is received.

Delayed Arrivals & travel restrictions

• If the Resident cannot arrive on the first day of the contract term, they must notify the Residence on the scheduled registration day and provide the reason and expected arrival date and time.
• Delayed arrival does not result in any reduction of the accommodation price.
• The Resident must occupy the accommodation within the first 10 days of the contract term. Otherwise, the Resident is deemed to have unilaterally terminated the agreement, and the Residence may reassign the accommodation and claim compensation.

University Course Cancellation/Modification

• A change from in-person attendance to distance learning or telematic study is not considered force majeure and does not constitute a cause for cancellation or refund.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

No Visa No Pay

• Visa non-approval constitutes force majeure and does not entitle the parties to cancel the agreement or receive a refund.

Early termination by students

• The agreed accommodation term is obligatory for both parties, subject to legal or contractual grounds for early termination.
• If the Resident leaves before the agreed end date, the full price of the agreed period remains payable.
• The deposit may be used as compensation for the early termination.
• The early-termination penalty does not apply where the departure is caused by a particularly serious and unforeseeable circumstance beyond the Resident's control (force majeure). In such cases, the rate is based on the actual stay and the deposit is returned, subject to other applicable deductions.
• The deposit will not be returned if the Resident voluntarily leaves before the end of the agreement.

Extenuating Circumstances

• A particularly serious and unforeseeable circumstance beyond the Resident's control may qualify as force majeure.
• In such circumstances, the rate is applied according to the actual stay and the deposit is returned, subject to other applicable deductions.

Other cancellation policies

• If the required first payment is not received, the Residence may cancel the contract by email.
• For accommodation periods of 130 days or less, failure to receive the full accommodation payment may result in cancellation, with rent amounts and the security deposit already paid not being refunded.
• For accommodation periods of 131 days or more, failure to receive the first instalment may result in cancellation, with the registration fee and security deposit not being refunded.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.
