Guarantor Requirement

• Must sign the guarantee agreement through DocuSign within 14 days of booking

Additional Fees

• Dual occupancy: £20 per week
• Note: Dual occupancy is only available for Studio Platinum Plus rooms only.

Pay In Instalment

• Full payment
• Termly instalments available (4 instalments)
• Monthly instalments: 2% more expensive than annual or 4-instalment options
• Note: From 1st August, students who accept their accommodation offer will be required to make their first rent payment upon acceptance of the offer.

Booking Deposit

• No booking deposit is required.
• The first rent payment is due at the time of booking.

No Visa No Pay

• For 2025/26 AY
• Eligible if they failed to obtain a visa needed to take up a university place at the start of the 2025/26 academic year
• Must provide sufficient official evidence to the property's satisfaction
• Released from the agreement from the date of approval (not earlier than the date evidence received)
• Liable for rent from the tenancy start date until the approval date or the departure date, whichever is later
• Deposit returned (subject to deductions for unpaid rent and room/flat condition if already moved in)
• For 2026/27 AY
• Eligible if visa application declined (does NOT include visa granted then withdrawn)
• Must provide sufficient evidence (official documentation from visa authorities or embassy)
• Evidence determined by the property acting reasonably
• Before the tenancy start date (not checked in): released from obligations from the tenancy start date if sufficient evidence is provided within 4 weeks of cancellation request submission
• After the tenancy start date: released 4 weeks after sufficient evidence is shared; liable for rent from the tenancy start date until then

No Place No Pay

• For 2025/26 AY
• Eligible if the student failed to receive the grades needed to take up a university place at the start of the 2025/26 academic year
• Must provide sufficient official evidence
• Released from the agreement from the date of approval (not earlier than the date evidence received)
• Liable for rent from the tenancy start date until the approval date or the departure date, whichever is later
• Deposit returned (subject to deductions for unpaid rent and room/flat condition if already moved in)
• For 2026/27 AY
• Eligible if the student failed to obtain the required grades to study at university at the start of the 2026/27 academic year (no student status)
• Must provide sufficient evidence (official documentation from UCAS)
• Evidence determined by the property acting reasonably
• Before the tenancy start date (not checked in): released from obligations from the tenancy start date if sufficient evidence is provided within 4 weeks of cancellation request submission
• After the tenancy start date: released 4 weeks after sufficient evidence is shared; liable for rent from tenancy start date until then

University Course Cancellation/Modification

• For 2025/26 AY
• Eligible if the pre-sessional English language course required for a university place is cancelled
• Must provide sufficient official evidence
• Released from the agreement from the date of approval (not earlier than the date evidence received)
• Liable for rent from the tenancy start date until the approval date or the departure date, whichever is later
• Deposit returned (subject to deductions for unpaid rent and room/flat condition if already moved in)

Early termination by students

• For 2025/26 AY
• Eviction from University or voluntary withdrawal from University: subject to approval at the property's sole discretion on a case-by-case basis
• Must provide sufficient evidence from the University
• Liable for rent until a decision is made
• If approved: released from date of approval (not earlier than date evidence received)
• Liable for rent from the tenancy start date until the approval date or the departure date, whichever is later
• Deposit returned (subject to deductions for unpaid rent and room/flat condition if already moved in)
• End of academic year or examination period does NOT qualify for release
• Remain liable for the full tenancy period regardless of the academic calendar
• For 2026/27 AY
• If cancellation criteria are not met, remain liable for rent in full for the entire term unless the property elects to release (sole discretion)
• If released after commencement: liable for rent for 4 weeks from written notification of release (unless a suitable replacement is found and approved)

Deferring Studies

• For 2025/26 AY
• Eligible if University entry was deferred from the start of the 2025/26 academic year until the start of the 2026/27 academic year
• Must provide sufficient official evidence
• Released from the agreement from the date of approval (not earlier than the date evidence received)
• Liable for rent from the tenancy start date until the approval date or the departure date, whichever is later
• Deposit returned (subject to deductions for unpaid rent and room/flat condition if already moved in)

Extenuating Circumstances

• For 2026/27 AY
• Must meet cancellation criteria in ANUK/Unipol National Code (the "Code")
• May include serious medical grounds or bereavement
• Must provide sufficient evidence (determined by the property acting reasonably)
• Before the tenancy start date (not checked in): released from obligations from the tenancy start date if sufficient evidence is provided within 4 weeks of cancellation request submission
• After the tenancy start date: released 4 weeks after sufficient evidence is shared; liable for rent from the tenancy start date until then
• Deposit returned (subject to deductions for unpaid rent and room/flat condition if moved in)

Other cancellation policies

• For 2025/26 AY
• Change of mind, booked different accommodation, placement/exchange programme, single semester course, online classes, commuting:
• Must find replacement tenant/contract holder (see "Replacement Tenant Found" section above)
• Cancellation by the property before check-in:
• Can cancel if:
• rent arrears or amounts owed from prior agreements;
• rent not paid by due date;
• damages deposit not paid;
• guarantor agreement not provided within 14 days of signing or before check-in (whichever is earlier);
• Not checked in within 14 days of start unless a late arrival is arranged
• The student is liable for rent up to and including the termination date
• Can terminate if the student is unable to start/continue the course at the chosen university/college

Replacement Tenant Accepted

• For 2025/26 AY
• Student finds replacement tenant
• Replacement must be a student matching accommodation preferences (e.g., female-only flat)
• Cannot have rent arrears
• Cannot be an existing resident or an individual with a completed 2025/26 booking
• Replacement must sign the contract for the entire length of the tenancy and pay the deposit
• Tenancy takeover fee: £50 (non-refundable)
• Only permitted until 31 May 2026 (not possible from 1 June 2026)
• Released from tenancy from the replacement's start date once they've signed the agreement, paid the deposit, and the cooling-off period has expired
• Liable for rent until the replacement has signed, paid the deposit, the cooling-off expired, and tenancy starts
• Deposit returned (minus deductions for unpaid rent and room/flat condition)
• For 2026/27 AY

Cooling Off Period

• For 2026/27 AY
• From 1 August onwards: 24-hour cooling-off period.
• During the 24-hour cooling-off period, students can cancel without needing a replacement tenant or supporting documentation.
• After the 24-hour period expires, students must follow the standard cancellation policy and submit their cancellation request with supporting evidence directly to the relevant property team.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.
• In case of any questions or queries, please feel free to contact the team, and our team will assist to ensure a smooth check-in process.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

Double occupancy

• Dual occupancy is available only for Studio Platinum Plus rooms. Subject to an additional weekly charge of £20 unless stated otherwise.

Drugs policy

• No alcohol is allowed to be consumed in public/communal areas, even for persons of age. Can be punishable by fines.

Smoking

• No smoking in the units or within a certain distance of the buildings. Property have designated smoking areas.

Guest policy

• Guests may stay with you where permitted by the property. Always notify the property 1 to 2 weeks in advance to complete the required formalities.

Minimum age

• You must be 18 years or older on your move-in date to stay at this property. Please ensure you meet the age requirement before booking. In case you do not meet the minimum age requirement, inform the team while enquiring with us, and we can suggest you accordingly.
