Booking Deposit

• The property does not charge any booking deposit to book this property.

Security Deposit

• The property requires £185 to secure the booking.
• Note: Once the tenant goes ahead with the booking, this fee will be adjusted towards the rent.

Mode Of Payment

• Credit/debit card and bank transfer
• Note: They do not accept American Express.

Guarantor Requirement

• A guarantor is mandatory for every lease, including when paying in 1 instalment
• The guarantor is responsible for any unpaid rent arrears or damages during the tenancy
• The guarantor must not be in full-time education
• The guarantor must not be living in student accommodation
• The guarantor can be local or international
• The guarantor can be a parent, guardian, or family member
• The tenant cannot act as their own guarantor

• 4 Instalments (2% Premium)

Cooling Off Period

• Cooling-off period of 3 days from the date of the Reservation Agreement
• Cancellation must be submitted via the online Cancellation Request Form on the property website.
• Full refund of Holding Payment if cancelled within this period
• After the 3-day Cooling-Off Period, the Holding Payment, deposit, or advance rent paid will not be refunded under any circumstances, including if the student does not receive a visa.

No Visa No Pay

• Cancellation allowed if the visa application is declined
• Does not apply if the visa was granted and later withdrawn
• Supporting evidence required
• Requests and evidence must be submitted via the online Cancellation Request Form on the property website.
• If a cancellation request is submitted before the tenancy start date, with sufficient evidence, the tenant can be released from the tenancy from the start date.
• Evidence must be provided within 4 weeks of submitting the cancellation request.
• If submitted after the tenancy start date, the tenant can be released 4 weeks after sufficient evidence is provided
• Tenant remains liable for rent until the release date

No Place No Pay

• Applicable if the required academic grades are not achieved and the student does not have student status
• Supporting evidence required (e.g., UCAS or official confirmation)
• Requests and evidence must be submitted via the online Cancellation Request Form on the property website
• If a cancellation request is submitted before the tenancy start date,e with sufficient evidence,ce the tenant can be released from the tenancy from the start date
• Evidence must be provided within 4 weeks of submitting the cancellation request
• If submitted after the tenancy start date, the tenant can be released 4 weeks after sufficient evidence is provided
• Tenant remains liable for rent until the release date

Replacement Tenant Accepted

• The tenant can find a replacement tenant and request approval
• Replacement tenant must be approved by the landlord (sole discretion)
• Replacement tenant requirements include:
• Must be a student and meet room preferences
• Must have no rent arrears with the landlord or affiliates
• Must not be an existing resident or already booked
• Must sign the tenancy for the remaining full term and pay the required deposit
• Tenant will be released from liability from the replacement tenant’s tenancy start date
• Release is only valid if the replacement tenant has signed the agreement and paid the deposit
• All outstanding dues must be cleared before approval
• Requests for replacement tenants after 1 June within the tenancy period will not be accepted
• Room changes/replacements are subject to availability and landlord discretion

Extenuating Circumstances

• Includes serious medical grounds or bereavement
• Must meet Cancellation Criteria under the Code
• Sufficient supporting evidence is required
• Requests must be submitted via the online Cancellation Request Form on the property website

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

Smoking

• Smoking is not permitted inside the building. Smoking is allowed only outside in designated areas, where permitted by property rules and local regulations.

Guest policy

• Guests may stay with you where permitted by the property. Always notify the property 1 to 2 weeks in advance to complete the required formalities.

Minimum age

• You must be 18 years or older on your move-in date to stay at this property. Please ensure you meet the age requirement before booking. In case you do not meet the minimum age requirement, inform the team while enquiring with us, and we can suggest you accordingly.

Student eligibility

• This accommodation is exclusively available to students. Non-students are not eligible to stay at the property.
