Booking Deposit

• Application fee: $75.00, one-time.
• Admin fee: $150.00, one-time.

Pay In Instalment

• The total rent for the term is divided into equal installments, due on the first of each month during the residence.
• Installment amounts are always equal and are not prorated.
• If a tenant moves in after the first of the month or moves out before the last day of the month, the full equal installment for that month remains due.
• A late fee of $75 is charged.

Mode Of Payment

• Rent may be paid online through the resident portal by ACH, debit card, or credit card, or by check or money order at the leasing office.
• Cash is not accepted.
• Convenience fees may be charged for online payments.

Guarantor Requirement

• If a tenant is unable to qualify on their own, they will be required to have a guarantor.
• If a guarantor is not available, the tenant can self-qualify or pay a one-time security deposit as an alternative option.
• Self-qualification is available at 2.5 times the monthly rent, with paystubs required.
• A refundable security deposit equivalent to two months' rent may be paid as an alternative.

Additional Fees

• Internet fee: $12.50 per installment.
• Damage Liability Waiver (DLW): $17.00 per month.
• Parking fee: $25.00, one-time.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Pets

• Pets are allowed with a pet fee of $350 per pet and monthly pet rent of $30 per pet.
