Booking Deposit

• An advance rent payment of £250 is required.
• The payment must be made within 7 days of making the booking.

Pay In Instalment

• Students can choose between 1 and 11 instalment payment plans.
• All instalment payments are due on the 1st day of each month.

Mode Of Payment

• Card.
• Bank transfer.

Guarantor Requirement

• A guarantor is not required if the student chooses the 1-instalment payment option.
• International guarantors are accepted.
• A student's parent or guardian can act as the guarantor regardless of their country of residence.

Additional Fees

• An additional charge applies for dual occupancy and is split between both residents.

Cooling Off Period

• Students have a 3-day cooling-off period from the date they sign their tenancy agreement.
• Cancellation requests must be submitted in writing or by email to the Property Team.
• If the cancellation request is approved, any advance rent paid will be refunded after deducting a £15 administration fee.
• If the student collects the keys during the cooling-off period, the cooling-off period ends immediately.

No Visa No Pay

• Students may request to cancel their booking if their visa application is unsuccessful.
• Official written evidence of the visa refusal from the relevant visa authorities must be provided as soon as the student becomes aware of the refusal.
• Cancellation requests are subject to approval.
• If the cancellation request is approved:
• The student will be released from the tenancy agreement from the approval date.
• The student remains liable for rent up to the approval date.
• Any advance rent paid will be refunded after applicable deductions.
• A £15 administration fee will be deducted from the refund.

No Place No Pay

• Students may request to cancel their booking if they do not secure a place at university.
• Students holding a conditional university offer may request cancellation if they do not achieve the required grades.
• Official written evidence must be provided as soon as the student becomes aware of the outcome.
• Cancellation requests are subject to approval.
• If the cancellation request is approved:
• The student will be released from the tenancy agreement from the approval date.
• The student remains liable for rent up to the approval date.
• Any advance rent paid will be refunded after applicable deductions.
• A £15 administration fee will be deducted from the refund.

Early termination by students

• Students may request to end their tenancy early after the cooling-off period.
• Subletting is not permitted.
• Students who are unable to continue their studies due to university withdrawal or eviction may request release from the tenancy, subject to approval and supporting evidence.
• Students wishing to leave for reasons such as a change of mind, placement year, exchange programme, online learning, commuting, or other personal reasons must arrange a replacement tenant.

Replacement Tenant Accepted

• Students may be released from their tenancy after the cooling-off period if a suitable replacement tenant is found.
• The replacement tenant must:
• Be eligible to occupy the accommodation.
• Meet any room-specific eligibility requirements (for example, female-only accommodation where applicable).
• Not already have an existing booking with the property.
• Sign the tenancy agreement.
• Pay the required advance rent.
• Successfully complete their cooling-off period.
• Existing residents cannot act as replacement tenants.
• The outgoing student must have no outstanding rent arrears.
• The outgoing student remains liable for the tenancy until the replacement tenant has completed the tenancy takeover process.
• A £50 contract variation fee applies.

Other cancellation policies

• Cancellation requests must be submitted in writing or by email to the Property Team.
• Cancellation requests are subject to approval.
• If a cancellation request is approved, students remain liable for rent up to the approval date unless otherwise stated.
• Any approved refund of advance rent is subject to applicable deductions.
• The property may cancel a booking before the tenancy starts where permitted under the tenancy agreement, including where required payments or booking requirements have not been met.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.
• In case of any questions or queries, please feel free to contact the team, and our team will assist to ensure a smooth check-in process.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

Smoking

• Smoking is not permitted inside the building. Smoking is allowed only outside in designated areas, where permitted by property rules and local regulations.

Guest policy

• Guests may stay with you where permitted by the property. Always notify the property 1 to 2 weeks in advance to complete the required formalities.

Minimum age

• You must be 18 years or older on your move-in date to stay at this property. Please ensure you meet the age requirement before booking. In case you do not meet the minimum age requirement, inform the team while enquiring with us, and we can suggest you accordingly.

Student eligibility

• This accommodation is exclusively available to students. Non-students are not eligible to stay at the property.
