Booking Deposit

• Application fee: $50.00, one-time.
• Admin fee: $150.00, one-time.

Pay In Instalment

• The entire sum of the housing contract is divided into equal installments.
• Rent is due on the first of each month.
• All installments are equal and are factored into the start and end dates of the lease, including proration.
• Late fees may apply.

Mode Of Payment

• Rent may be paid online through the resident portal by ACH, debit card, or credit card.
• Cash is not accepted.
• Convenience fees may be charged for online payments.

Guarantor Requirement

• A guarantor is required for students who do not meet the credit and income requirements.
• International students without U.S. credit can provide a guarantor or pay a security deposit.
• A third-party guarantor service may be used for a fee.
• Proof of financial support may be required.

Additional Fees

• Damage Liability Waiver (DLW): $17.00 per month.
• Utility fee: $7.00 per month.
• Utilities: Amount varies based on usage per month.
• Resident Life Programs fee: $150.00, one-time.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.
