Security Deposit

• A security deposit equivalent to one month's rent/service fee is required to confirm the booking.
• The deposit is refundable at the end of the stay after the accommodation has been inspected and its condition has been checked.
• The security deposit cannot be used to cover monthly fees.
• Refunds are generally processed during the month following departure.
• During higher-consumption months such as December, January, February, July and August, the refund may take longer.
• The refund is made by bank transfer or the same payment method used, with any adjustment communicated before payment.

Pay In Instalment

• Rent is paid monthly in advance within the first 3 days of each month.
• The first payment is made at check-in if the check-in is mid-month and is adjusted to the applicable period.
• Rent payment obligations begin from the effective date of the lease, unless otherwise agreed.
• A €10 per day late-payment penalty applies for delayed rent payments.
• If rent remains unpaid for more than 7 days, this may result in termination of the contract, with the student responsible for related expenses and applicable late-payment interest.

Mode Of Payment

• Payment can be made by bank transfer, cash or credit card.
• A 3% charge applies to credit card payments.
• Bank charges for rent payments are borne by the student.

Guarantor Requirement

• A guarantor is not required.

Additional Fees

• A one-time Welcome/Member Fee of €250 applies at the start of the stay.
• The Welcome/Member Fee is €350 for couples.
• A €125 final cleaning fee is charged at the end of the stay.
• A €375 management fee applies.
• Couples are charged a €265 monthly supplement.
• A €100/month pet fee applies for pets up to 25 kg.
• Pets over 25 kg are charged €200/month per pet, subject to availability at specified properties.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Early termination by students

• Students may end their stay before the agreed date by providing at least 1 month's (30 days') written notice.
• The termination becomes effective on the last day of the month following the month in which the withdrawal request is submitted.
• Early termination is subject to a €125 compensation fee.
• If the notice period or minimum stay requirement is not respected, the rent corresponding to the unserved notice period is also payable.
• For bookings made through an external platform, the student is responsible for the platform commission charged to the property for the uncompleted months.

Other cancellation policies

• The property may terminate the agreement by providing at least 15 days' written notice.
• If the student cancels the reservation at least 2 months before the contract start date, 50% of the security deposit will be charged as a cancellation penalty.
• If the student cancels less than 2 months before the contract start date, the full security deposit will be charged as a cancellation penalty.
• The security deposit is one month's rent.
• If rent remains unpaid for more than 7 days, the property may terminate the contract.
• In such cases, the student is responsible for any expenses resulting from the termination and applicable late-payment interest.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.
• In case of any questions or queries, please feel free to contact the team, and our team will assist to ensure a smooth check-in process.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

• If you are traveling with a pet, it is important to indicate this before booking, so that the team can confirm availability and explain the specific conditions of the accommodation that best suits you.
