Guarantor Requirement

• Guarantors are a third party outside of a tenant and a landlord that ensure the timely, full payment of rent. Usually, these are financially stable individuals close to residents.

Additional Fees

• Every end user who shall Book and move into the student accommodation managed by the client will be termed as a converted end user. For each converted end user, the client shall pay “marketing fees” to the company. 100% of the Marketing fees will be payable when the user moves into the accommodation and pays the first installment of the rent.
• The client shall transfer the payment to the company’s bank account in a 3-month cycle (Quarterly) or 6 months (Half yearly) Company will take care of any taxes if arising from the payments.

Pay In Instalment

• Tenant must pay full Rent when due and may not deduct funds from rental payments for any reason, unless otherwise allowed by law. Landlord may first apply payment(s) towards any outstanding balances due, such as, but not limited to delinquencies, prior balances, maintenance and/or damage charges, and additional Rent before the current Rent is credited.

Mode Of Payment

• Tenant may not pay Rent in cash or by personal check. Tenant must pay Rent by money order, certified funds, online payment, electronic payment, or as otherwise agreed by Landlord in writing. Landlord may, at Landlord’s option, require at any time that Tenant pay all Rent and other sums in certified or cashier’s check or money order.

Replacement Tenant Accepted

• Tenant may not transfer this Lease or assign or sublet the Unit, nor any part of the Unit, without Landlord’s prior consent, which Landlord may deny in its sole determination. Subject to Landlord’s prior written consent, if Tenant wishes to re-let, he/she must provide written notice to the Landlord. If Tenant finds a replacement Tenant acceptable to Landlord and Landlord expressly consents to the replacement, then: a. such substitute Tenant will be obligated to pay the standard application fee, which shall be immediately due and payable b. the departing Tenant must pay for all damage to the Unit and the Property as provided in this Lease c. the departing Tenant will be obligated to pay a re-let fee as set forth in the Terms d. the replacement Tenant must meet the rental criteria e. the replacement Tenant must fully complete and execute a new Lease and all addenda, and cause a new Guarantee to be executed and delivered Page 9 f. a rekeying fee will be due if rekeying is requested or required g. the departing Tenant will no longer remain liable for all Lease Contract obligations for the rest of the original Lease Contract term NOT A RELEASE

Other cancellation policies

• The re-letting fee is not a Lease Contract cancellation fee or buyout fee. It is a liquidated amount covering only part of Landlord’s damages; that is, Landlord’s time, effort and expense in finding and processing a replacement. Tenant agrees that the re-letting fee is a reasonable estimate of such damages and that the fee is due whether or not Landlord’s re-letting attempts succeed. The re-letting fee does not release Tenant from continued liability for future or past-due Rent; charges for cleaning, repairing, repainting, unreturned keys, or other sums due.
• MILITARY PERSONNEL RELEASE: A member of the armed services (or the member’s spouse or dependent) may terminate this lease with less than twenty (20) days notice (in a month-to-month lease) in the event of permanent change of station or deployment orders that do not allow for twenty (20) days written notice, per RCW 59.18.200(1)(b), and may terminate this lease for a specified time (in a tenancy for a specific time) upon twenty (20) days written notice that includes a copy of the official military orders or a signed letter from the member’s commanding officer confirming that the criteria described in RCW 59.18.220(2) have been met, or such time as provided in the Service Member’s Civil Relief Act

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.
