Pay In Instalment

Booking Deposit

• For 2025/26 AY
• The student has to pay £250 to book this property.
• Acts as a holding deposit to secure the room.
• Deadline:
• Tenancy Agreement must be completed within 7 days of payment (or agreed period).
• Adjustment:
• Credited towards the first rent payment.
• Refund:
• Refundable under specific conditions (e.g., visa refusal, no place no pay).
• Retained as a cancellation fee in other scenarios.
• For 2026/27 AY
• The student has to pay £225 to book this property.

Mode Of Payment

• Tenant can make their payments online using popular and secure payment methods available in their home country, including credit and debit cards, WeChat Pay, Visa, Mastercard, UnionPay, Trustly, and other supported payment options.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Cooling Off Period

• The property does not provide a cooling-off period once the booking is processed.
• Note: Booking Fee (if paid) will be retained.

No Visa No Pay

• Cancellation is allowed if the student's UK visa application is refused before moving in
• Must provide:
• Written confirmation of cancellation.
• Supporting official evidence of visa refusal.
• Evidence must be submitted within 72 hours of receiving official confirmation.
• Refund:
• Any Advance Rental Payment (if paid) will be refunded.
• Any rent paid will be refunded.

No Place No Pay

• Applicable if:
• The student fails to obtain required qualifications for their first-choice university, or
• The student exceeds expected grades and chooses another university.
• Must provide:
• Written confirmation of cancellation.
• Supporting evidence from the university or UCAS.
• Evidence must be submitted within 72 hours of exam results being published.
• Refund:
• Any Advance Rental Payment (if paid) will be refunded.
• Any rent paid will be refunded.
• If evidence is not submitted within 72 hours:
• Advance Rental Payment will be retained as a cancellation fee.

Early termination by students

• If none of the specified cancellation conditions apply, the tenant remains liable for the full contractual rent unless an eligible replacement tenant is found.
• Conditions:
• Replacement tenant must take over full contractual obligations.
• Applicable only during:
• Period starting 1 month after Tenancy Start Date.
• Until 2 months before Tenancy End Date.
• Student must:
• Pay any rent arrears before release.
• Liability ends:
• From the start date of the replacement tenant’s tenancy.
• Refund:
• Any overpaid rent will be refunded within 28 days of replacement tenant’s tenancy start date.

Replacement Tenant Accepted

• Student is responsible for finding a replacement tenant.
• Property may assist but does not guarantee replacement.
• Approval by the property is required.
• Release conditions:
• Replacement tenant signs the tenancy agreement.
• Replacement tenant pays due rent.
• Replacement tenant moves in.
• Liability ends:
• From the start date of the replacement tenant’s tenancy.
• Refund:
• Any overpaid rent refunded within 28 days.

Deferring Studies

• Applicable if the student defers university entry before Tenancy Start Date.
• Must provide:
• Written confirmation of deferral.
• Supporting evidence from the university or UCAS.
• Evidence must be provided at least 1 week prior to Tenancy Start Date.
• Refund:
• Any rent paid will be refunded.
• Advance Rental Payment:
• Retained as a cancellation fee.

Other cancellation policies

• If Tenancy Agreement is not entered into before the Deadline:
• Advance Rental Payment (if paid) will be retained.
• If cancellation is requested after Deadline without valid reason:
• Advance Rental Payment will be retained.
• If student cancels for reasons outside defined categories:
• Full rent liability applies until a replacement tenant is found.
• Cancellation request must be submitted via:
• Resident portal or official email.
• Property may cancel booking before key collection if:
• Student fails to complete application or provide required documents.
• False or misleading information is provided.
• Screening checks are failed or not completed.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.
• In case of any questions or queries, please feel free to contact the team, and our team will assist to ensure a smooth check-in process.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

Smoking

• Smoking is not permitted inside the building. Smoking is allowed only outside in designated areas, where permitted by property rules and local regulations.

Guest policy

• Guests may stay with you where permitted by the property. Always notify the property 1 to 2 weeks in advance to complete the required formalities.

Minimum age

• You must be 18 years or older on your move-in date to stay at this property. Please ensure you meet the age requirement before booking. In case you do not meet the minimum age requirement, inform the team while enquiring with us, and we can suggest you accordingly.

Student eligibility

• This accommodation is exclusively available to students. Non-students are not eligible to stay at the property.
