Booking Deposit

• A deposit equivalent to 1 week’s rent is required to complete the booking.
• Depending on when the application is made, the one-week deposit may be paid within 7 days after accepting the booking terms and conditions.
• Alternatively, the deposit can be paid immediately when completing all booking stages.

Security Deposit

• A bond equivalent to 4 weeks’ rent must be paid within 7 days of signing the tenancy agreement and commencement of occupancy, whichever comes first.

Pay In Instalment

• Rent is paid once every 2 weeks.

Mode Of Payment

• Direct debit is available.
• Rent can alternatively be paid via the Online portal.
• Accepted online card and wallet payment methods are Mastercard, Visa, China UnionPay, WeChat Pay, and AliPay.
• Cash payments are not accepted.
• Note: Card and wallet payments are subject to a surcharge.

Additional Fees

• A 1.5% surcharge applies to credit card payments.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Cooling Off Period

• A 48-hour cooling-off period applies from the time of booking, provided the tenant has not entered into or commenced the tenancy agreement.
• The booking can be cancelled without penalty within this period.
• Any deposits or initial payments made will be refunded in full.

No Visa No Pay

• Applicable to first-year students if their visa application is denied by the Department of Home Affairs (DHA).
• The tenant must provide a minimum of 7 days’ written notice before the commencement of the tenancy agreement.
• The Refund Request Form must be submitted within 72 hours of receiving the DHA refusal decision.
• A copy of the DHA refusal document must be provided.
• The booking can be cancelled without penalty if the stated requirements are met.

No Place No Pay

• Applicable to first-year students if their university application is not accepted.
• The tenant must provide a minimum of 7 days’ written notice before the commencement of the tenancy agreement.
• The Refund Request Form must be submitted within 72 hours of receiving the university’s decision.
• A copy of the university’s non-acceptance letter must be provided.
• The booking can be cancelled without penalty if the stated requirements are met.

Replacement Tenant Accepted

• The student is responsible for finding a replacement tenant.
• The replacement tenant must complete the booking, make the required payment, and collect their keys.
• Until all of these requirements are completed, the original student remains liable for all fees.
• We require the replacement tenant's details before we can set up a new contract.

Delayed Arrivals & travel restrictions

• Students can move in later than their contract start date by notifying the property of their new arrival date.
• Rent remains payable from the contract start date, even if the student arrives late.

Pets

• Unfortunately, they do not permit pets including fish, birds, or reptiles. However, they do make exceptions for residents who require the assistance of a trained and registered Service Dog or Assistance Dog.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.
• In case of any questions or queries, please feel free to contact the team, and our team will assist to ensure a smooth check-in process.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.
