Booking Deposit

• For bookings of 28 nights or more, a deposit must be paid to confirm the reservation and the contract must also be signed.
• The deposit must be paid before the start date of the stay.
• The deposit amount is equivalent to one month's booking.
• Bookings of less than 28 days do not require a deposit.

Security Deposit

• The security deposit is equivalent to one month's booking.
• It is required for bookings of 28 nights or more.
• The deposit may be retained as security for damage to the Room or Common Areas, non-payment, or other unpaid charges arising from a breach of obligations.
• The Resident must replenish any portion of the Deposit used to cover non-payments or damages.
• The Deposit cannot be used by the Resident to cover monthly payments.
• The remaining Deposit, after deductions for damages, losses, or non-payments, will be refunded using the same payment method.
• The refund will be made as soon as possible after inspection of the Room and within a maximum of 45 days from termination of the Agreement.

Pay In Instalment

• Monthly instalment payments are available for bookings of more than 28 days.
• The Resident must pay the amount corresponding to the current month by the 3rd calendar day of each month.
• Each instalment must be paid in full by the requested due date.
• For bookings where instalment payments are not available, including bookings of less than 28 days, the applicable amount must be paid at the time of signing the Agreement.
• A single-payment option is also available, under which the total amount is paid in accordance with the applicable contract terms.

Mode Of Payment

• Credit card,
• Online Payment,
• Bank transfer.

Guarantor Requirement

• No guarantor is required to reserve a room at the property.

Additional Fees

• A €30 charge applies when a letter is sent due to non-payment of instalments.
• An enrollment fee is mentioned as refundable when the applicable withdrawal rights are exercised, but its amount is not explicitly mentioned.
• A €300 daily penalty applies if the Resident does not vacate the Room after termination, in addition to the applicable termination penalty.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Cooling Off Period

• For long stays of 28 nights or more, if the reservation was confirmed more than 14 days before the start date, the Resident may withdraw within 14 days of signing the contract, provided withdrawal is made at least 7 days before the stay starts.
• If the reservation was confirmed less than 14 days before the start date, withdrawal may be exercised up to 7 days before the start of the stay.
• Withdrawal within the applicable timeframe provides a full refund of the deposit, enrollment fee, and any amounts paid.
• After the applicable withdrawal period has passed, no refund will be issued.

No Visa No Pay

• If the Resident's visa application is denied before the Agreement starts, the Resident may cancel.
• Amounts paid will be refunded.
• Proof of the visa denial is required.

No Place No Pay

• If the Resident is not admitted to the university or institution before the Agreement starts, the Resident may cancel.
• Evidence of non-admission must be provided.
• Amounts paid will be refunded.
• After the Agreement starts, the Resident may terminate early by:
• Finding an approved replacement under the same terms until the end of the Agreement; or
• Paying 50% of the remaining Agreement amount as compensation.
• The stated early-termination penalty ranges from one to three months of the Housing Fee.
• Advance payments are non-refundable if the Resident terminates the Agreement early.
• If the Agreement is terminated due to the Resident's breach, the Resident must pay for the remaining months, up to a maximum of three months of the Housing Fee.
• Non-payment of any instalment for 10 days after its due date can result in termination.

Replacement Tenant Accepted

• The Resident may terminate early after the Agreement starts by finding an approved replacement under the same terms until the end of the Agreement.
• The replacement must be approved.

Other cancellation policies

• For short stays of less than 28 nights:
• Cancellation 14 or more days before the start date: 100% refund of the prepaid amount.
• Cancellation between 14 and 7 days before the start date: 50% refund of the prepaid amount.
• Cancellation less than 7 days before the start date: no refund.
• Short-stay cancellations do not require a security deposit because bookings of less than 28 days do not require one.
• Cancellation/withdrawal requests must be submitted in writing together with a copy of the Resident's ID card or passport.
• The property may terminate the Agreement if it cannot provide the contracted room due to operational issues. The Resident may be relocated to similar accommodation; if unavailable or refused, the Agreement will be terminated and the Resident refunded without further compensation.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.
