Booking Deposit

• A €250 reservation fee is required.
• To confirm the booking, the student must pay the booking fee.

Mode Of Payment

• Payment can be made by bank transfer or credit card.

Guarantor Requirement

• A guarantor is required if the student is under 18 years old at the time of check-in.

Security Deposit

• A €1,000 deposit is required.

Pay In Instalment

• The deposit plus the first month’s rent must be paid 45 days prior to check-in.
• Subsequent monthly rent payments must be made before the 5th of every month.

Cooling Off Period

• A cooling-off period of 14 days from the date of signing the Agreement applies.
• If the period between the date of signing the Agreement and the contract Start Date is less than 14 days, the cooling-off period applies only for the remaining days before the contract Start Date.
• To exercise the right of withdrawal, the student must submit an unequivocal declaration of withdrawal accompanied by a copy of their ID card or passport.
• Amounts already paid will be refunded in qualifying cases.

No Visa No Pay

• The student may cancel if their visa application for the period corresponding to the booking is refused by the Spanish or Portuguese authorities.
• The visa refusal document must be provided as proof.
• Amounts already paid will be refunded in qualifying cases.

No Place No Pay

• The student may cancel if they are not admitted to the university/educational institution in the province for which the booking was made.
• Proof of enrolment in a different province must be provided.
• Amounts already paid will be refunded in qualifying cases.

Replacement Tenant Accepted

• The student must find a replacement who remains until at least the End Date of the Agreement.
• The replacement must be under the same conditions and type of contract.
• The replacement must not have signed a Student Housing Agreement during the previous academic year or be negotiating or have signed one for the current academic year.
• For post-arrival cancellations, the replacement must meet the same requirements and, where applicable, maintain student status for the duration of the stay and be of the same gender where the booking is for a bed in a shared room.

Other cancellation policies

• Cancellation requests must be submitted through the designated cancellation channel with the required booking details.
• The cancellation request should include the reservation number, contract start date and details of the person who made the reservation.
• For cancellations after the contract has started, the request must be submitted through the designated channel for the residence.
• A cancellation is considered communicated when submitted before 23:59 on the relevant day; requests submitted after this time are considered communicated on the following day.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Early termination by students

• Before the start date, the student may request cancellation by:
• Finding an eligible replacement student under the same conditions and type of contract, until at least the End Date of the Agreement; or
• Paying 50% of the Housing Fee as compensation.
• The cancellation penalty will not be less than 1 month or more than 3 months of the contracted Housing Fee.
• After the start date, the student may request cancellation by:
• Finding an eligible replacement student until at least the End Date of the Agreement; or
• Paying 50% of the remaining amount of the Agreement.
• The month in which the student leaves must be paid in full.
• The applicable cancellation penalty will not be less than 1 month or more than 3 months of the contracted Housing Fee.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.
• In case of any questions or queries, please feel free to contact the team, and our team will assist to ensure a smooth check-in process.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.
