Booking Deposit

• The booking deposit is €100.
• The booking deposit must be paid to confirm the room.

Mode Of Payment

• Payment can be made by bank transfer or credit card.

Guarantor Requirement

• A guarantor is required if the student is under 18 years old at the time of check-in.

Security Deposit

• The security deposit is €800.

Pay In Instalment

• 45 days before check-in, the security deposit and first month's rent must be paid.
• After that, monthly payments must be made before the 5th of every month.

Cooling Off Period

• The student may request cancellation no later than 14 days after signing the Agreement.
• If the period between the booking date and the contract Start Date is less than 14 days, the right of withdrawal is valid only for the days remaining between signing and the commencement of the contract.
• Amounts already paid will be refunded.

No Visa No Pay

• The student may request cancellation if their visa application for the period corresponding to the booking is refused by the Spanish or Portuguese authorities.
• The student must provide the visa refusal document as proof.
• Amounts already paid will be refunded.

No Place No Pay

• The student may request cancellation if they are not admitted to the university or educational institution in the province for which they made the booking.
• The student must provide proof of enrolment in a different province.
• Amounts already paid will be refunded.

Replacement Tenant Accepted

• The replacement tenant must be under the same conditions and type of contract and remain until at least the End Date of the Agreement.
• The replacement tenant must not have signed a Student Housing Agreement during the previous academic year.
• The replacement tenant must not be in the process of negotiating or have signed a Student Housing Agreement for the current academic year.
• After the contract has started, the replacement tenant must meet the same requirements and have student status for the duration of the stay where applicable.
• For a bed in a shared room, the replacement tenant must be of the same gender as the departing student.

Other cancellation policies

• Before the start date of the Agreement, the student must provide the reservation number, contract start date, and details of the person who made the reservation when communicating their cancellation.
• After the contract has started, the cancellation request must be made in writing.
• A cancellation is considered communicated when the email or notification is sent before 23:59 on the relevant day. Any email or notification sent after 23:59 is deemed to have been communicated on the following day.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Early termination by students

• The student may request cancellation before the start date of the Agreement by finding a replacement who remains until at least the End Date of the Agreement.
• Alternatively, the student may request unilateral cancellation by paying 50% of the Housing Fee for the agreed period as compensation.
• After the start date of the Agreement and before the agreed period expires, the student may request cancellation by finding a replacement who remains until at least the End Date of the Agreement.
• Alternatively, the student may request unilateral cancellation by paying 50% of the remaining amount of the Agreement.
• The student must pay in full the month in which they leave the residence.
• The penalty will not be less than one month or more than three months of the contracted Housing Fee.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.
• In case of any questions or queries, please feel free to contact the team, and our team will assist to ensure a smooth check-in process.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.
