Booking Deposit

• A €250 booking deposit is required to confirm the room.

Security Deposit

• A €1,000 security deposit is required.

Pay In Instalment

• 45 days before check-in, the security deposit and first rent payment must be paid.
• After that, monthly payments must be made before the 5th of every month.

Guarantor Requirement

• A guarantor is required if the student is under 18 years old at the time of check-in.

Mode Of Payment

• Payment can be made by bank transfer or credit card.

Cooling Off Period

• You may cancel the Agreement within 14 days of signing.
• If the period between the booking date and the Start Date is less than 14 days, the right of withdrawal is valid only for the days remaining between the signing date and the Start Date.
• To exercise the right of withdrawal, you must provide an unequivocal declaration of your wish to withdraw, along with a copy of your ID card or passport.
• All amounts already paid will be refunded.

No Visa No Pay

• You may cancel if your visa application for the period corresponding to your booking is refused by the Spanish or Portuguese authorities.
• A visa refusal document must be provided as proof.
• All amounts already paid will be refunded.

No Place No Pay

• You may cancel if you are not admitted to the university or educational institution in the province for which you made the booking.
• You must provide proof of enrolment in a different province.
• All amounts already paid will be refunded.

Replacement Tenant Accepted

• Before the Start Date, cancellation is permitted if you find a replacement tenant under the same conditions and type of contract, remaining until at least the End Date of the Agreement.
• The replacement tenant must not have signed a Student Housing Agreement during the previous academic year or be negotiating or have signed a Student Housing Agreement for the current academic year.
• After the Start Date, the replacement tenant must meet the same requirements and, where applicable, have student status for the duration of the stay.
• For a bed in a shared room, the replacement tenant must be of the same gender.

Other cancellation policies

• The penalty for cancellation before the Start Date will not be less than one month or more than three months of the contracted Housing Fee.
• All bookings are subject to availability.
• The property reserves the right to reject, cancel, or not accept a booking if the payment information provided is invalid or if the reservation is identified as anomalous or potentially fraudulent.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Early termination by students

• You may request cancellation after the Start Date and before the agreed period expires by finding a replacement tenant who remains until at least the End Date of the Agreement.
• Alternatively, you may request unilateral cancellation by paying 50% of the remaining amount of the Agreement as compensation.
• The month in which you leave the residence must be paid in full.
• The penalty is calculated based on the period remaining until the End Date, excluding the month in which you leave.
• The penalty will not be less than one month or more than three months of the contracted Housing Fee.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.
• In case of any questions or queries, please feel free to contact the team, and our team will assist to ensure a smooth check-in process.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.
