Booking Deposit

• A €250 booking deposit is required to confirm the room.
• The booking deposit is refundable at the end of the contract.

Guarantor Requirement

• A guarantor is required if the student is under 18 years old at the time of check-in.

Security Deposit

• A €1,000 security deposit is required.

Pay In Instalment

• The security deposit and first rent payment must be paid 45 days before check-in.
• Thereafter, rent must be paid monthly before the 5th of each month.

Mode Of Payment

• Payment can be made by bank transfer or credit card.

Cooling Off Period

• A cancellation can be requested within 14 days of signing the contract, provided it is before the contract start date.
• If the period between signing the contract and the contract start date is less than 14 days, the cancellation period is limited to the days remaining until the contract start date.
• A completed withdrawal form or another unequivocal declaration of the intention to withdraw, together with a copy of the national identity document or passport, is required.
• Amounts already paid will be refunded if the applicable conditions are met.
• The cancellation is considered communicated when received before 23:59 on the applicable reference date. Any communication received after 23:59 is considered communicated on the following day.

No Visa No Pay

• If the visa application for the period covered by the reservation is denied by the Spanish or Portuguese authorities, the contract can be cancelled before the contract start date.
• Proof of visa refusal is required.
• Amounts already paid will be refunded if the applicable conditions are met.

No Place No Pay

• If the student is not admitted to the university/educational institution in the province for which the reservation was made, the contract can be cancelled before the contract start date.
• Proof of enrolment in a different province is required.
• Amounts already paid will be refunded if the applicable conditions are met.

Replacement Tenant Accepted

• Cancellation is permitted before or after the contract start date if the student finds a replacement who takes over under the same contract terms and modality until at least the original contract end date.
• The replacement must be a student, researcher, or member of the academic community.
• The replacement must not have signed an accommodation contract during the previous academic year or be negotiating or signing an accommodation contract for the current academic year.
• For a bed in a shared room, the replacement must be of the same sex.

Other cancellation policies

• A booking may be rejected, cancelled, or not accepted if the payment information provided is invalid or the reservation is identified as anomalous or potentially fraudulent.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Early termination by students

• Before the contract start date, unilateral cancellation is permitted by paying 50% of the contract amount as compensation.
• The compensation will not be less than one month or more than three months of the contract amount.
• After the contract start date, unilateral cancellation is permitted by paying 50% of the remaining contract amount as compensation.
• The compensation will not be less than one month or more than three months of the contract amount.
• The month in which the accommodation is vacated must be paid in full.
• The compensation is calculated based on the remaining contract period, excluding the month in which the accommodation is vacated.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.
• In case of any questions or queries, please feel free to contact the team, and our team will assist to ensure a smooth check-in process.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.
