No Visa No Pay

Early termination by students

• Once a lease has been signed and payment has been made, the student has committed to the lease.
• Students may end their lease by paying a lease break fee based on the remaining lease term:
• 1–3 months remaining: 1 week's rent.
• 4–6 months remaining: 2 weeks' rent.
• 7–9 months remaining: 3 weeks' rent.
• 10–12 months remaining: 4 weeks' rent.

Replacement Tenant Accepted

• Instead of paying the lease break fee, students may continue paying rent until the apartment is successfully pre-leased to a new resident.
• Rent payments cease once a new lease is signed for the apartment.
• Students must provide the leasing team with access to tour the apartment at least twice per week until a new resident is secured.

Extenuating Circumstances

• The cancellation outcome depends on the point at which the student cancels and the reason for cancellation.
