Booking Deposit

• A £100 Reservation Fee is required to secure the room.
• The Reservation Fee is non-refundable once paid.
• The Reservation Fee forms part of the rent and is deducted from the total rent or the first installment.
• The Reservation Fee is reflected in the payment plan section of the tenancy agreement.

Security Deposit

• A £350 Security Deposit is payable along with the rent.
• The Security Deposit is protected under the TDS Custodial (Tenancy Deposit Scheme).
• The Security Deposit is refundable at the end of the tenancy, provided there are no outstanding rent arrears or damages.

Pay In Instalment

• Students with an eligible UK/British guarantor may pay rent in installments.
• The property accepts a maximum 2 or 3 installments.
• Instalment payments are available only for tenancies of 43 weeks or longer.
• The first instalment or full rent for the September intake is normally due on 15 August.
• The exact payment due dates are specified in the tenancy agreement.
• Students paying by instalments must provide:
• Completed guarantor form.
• Proof of identity.
• Proof of address.
• Proof of income.
• Students receiving Student Finance may pay using their Student Finance payments.

Mode Of Payment

• You can make payments online using Western Union, Alipay, or through bank transfer.

Guarantor Requirement

• A UK/British guarantor is required to pay rent in installments.
• Instalment payments are available only for students with an eligible guarantor.
• The guarantor must provide:
• Photo ID.
• At least 3 months' pay slips.
• At least 3 months' bank statements.
• A completed guarantor form.
• Students paying through Student Finance must also provide their Student Finance payment schedule.
• A qualified UK guarantor service provider is also accepted.
• Only UK-based guarantors are accepted.

Additional Fees

• Laundry Charges: Approximately £4.00 per wash and dry cycle.
• A £15 per week additional charge generally applies for approved dual occupancy rooms.

No Visa No Pay

• Before the tenancy starts, students who are unable to study in the booked city due to a visa rejection may be eligible to be released from the tenancy agreement.
• Students may alternatively discuss transferring to another property or deferring the tenancy.
• Any rent already paid is refundable if the cancellation request is approved.
• The £100 Reservation Fee is non-refundable.
• A written rejection letter from the Home Office must be provided.
• Supporting documents must be submitted within 7 days from the date the results are published.

No Place No Pay

• Applicable to first-year students only.
• Before the tenancy starts, students who are unable to study in the booked city due to a rejected university offer may be eligible to be released from the tenancy agreement.
• Students may alternatively discuss transferring to another property or deferring the tenancy.
• Any rent already paid is refundable if the cancellation request is approved.
• The £100 Reservation Fee is non-refundable.
• Students must submit the required documents within 7 days from the date the results are published.
• Accepted proof includes:
• A written rejection letter from the chosen university/college.
• A UCAS rejection letter or screenshot confirming that the required results were not achieved.

Delayed Arrivals & travel restrictions

• If there is a travel ban affecting the student's country or region before the tenancy start date, the property may consider deferring the tenancy until the travel ban is lifted or discuss alternative options.

Replacement Tenant Accepted

• Students who wish to leave before the tenancy end date remain liable for the full rent until a suitable replacement tenant is found.
• The property will try to assist in finding a replacement tenant; however, the responsibility for finding a replacement tenant remains with the student.
• The replacement tenant must be approved by the landlord, and both parties must complete the required administration process.
• Students who have signed the tenancy agreement remain responsible for the full rent until the replacement process is completed.
• A £50 administration fee may apply for processing the tenancy transfer.
• Subletting without the landlord's written permission is not permitted.

• The £100 Reservation Fee is non-refundable once paid.

University Intake Delayed

• If the student's course start date is delayed, they must submit the updated course start date to the property within 7 days.
• The property will consider deferring the tenancy to align with the revised course start date or discuss alternative options.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Pets

• Only cats are permitted as pets.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

Smoking

• Smoking is not permitted inside the building. Smoking is allowed only outside in designated areas, where permitted by property rules and local regulations.

Guest policy

• Guests may stay with you where permitted by the property. Always notify the property 1 to 2 weeks in advance to complete the required formalities.

Minimum age

• You must be 18 years or older on your move-in date to stay at this property. Please ensure you meet the age requirement before booking. In case you do not meet the minimum age requirement, inform the team while enquiring with us, and we can suggest you accordingly.

Student eligibility

• This accommodation is exclusively available to students. Non-students are not eligible to stay at the property.
