Security Deposit

• No security deposit is required for approved applications.
• Applications approved with conditions may be required to pay a security deposit equivalent to 2 months' rent.

Mode Of Payment

• Only electronic payments are accepted.
• Cash, in-office card payments, and cheques are not accepted.

Guarantor Requirement

• A guarantor must sign a separate Guaranty Agreement.
• The guarantor is responsible for all amounts owed under the lease, including:
• Unpaid rent
• Damages
• Utility charges
• Late fees
• Property damage
• Repair costs
• Animal-rule violation charges
• Any other charges due under the lease
• The guarantor's obligation applies only to future liabilities of the resident and continues until all lease obligations have been fulfilled.
• The guarantor is not required to sign or be named on the lease, only the Guaranty Agreement.

Additional Fees

• Technology fee: $108 (one-time).
• Pet fee: $500 per pet (one-time).
• Electricity is included with a $40 allowance per bedroom. Any usage exceeding the allowance will be billed to the unit.

Replacement Tenant Accepted

• Once the lease agreement is signed, students remain responsible for the lease unless they find a replacement tenant or continue paying rent for the remainder of the lease term.
• A reassignment fee equal to 85% of one month's rent applies.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.
