Security Deposit

• Payment is due on the 1st of every month.

Guarantor Requirement

• Both domestic and international guarantors are accepted.
• The guarantor must have an annual income of at least five times the monthly rent.
• Required guarantor documents: Passport, visa, bank statement, Social Security Number (SSN), and income proof such as pay slips.

Additional Fees

• Admin fee: $150.
• Application fee: $75.

Early termination by students

• A student may cancel their application at any time; however, any fees paid will be forfeited.
• If a student cancels after signing the lease but before the scheduled move-in date, they are responsible for a reletting fee equal to 85% of one month’s rent.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Pets

• Cats and dogs are allowed, with a maximum of 2 pets per apartment and a maximum weight of 70 pounds per pet. A pet deposit of $175 for the first pet and $175 for the additional pet applies. A pet fee of $300 for the first pet and $250 for the additional pet also applies, along with monthly pet rent of $20 per pet.
