Booking Deposit

• The booking payment required to secure the room includes the equivalent of one month's rent as a bond/damage deposit.
• The place remains available locally and online until you pay the full deposit and we provide a printed receipt.
• The booking deposit should be paid as soon as possible to secure the place.

Security Deposit

• The bond/damage deposit is equivalent to one month's rent.
• The bond/damage deposit is reimbursable at the end of the stay if there are no damages or house rule breaches.

Pay In Instalment

• Rent is generally payable monthly.
• Rent may be adjusted to fortnightly payments where the Student/Tenant's scholarship or work funds are disbursed fortnightly.

Mode Of Payment

• Booking payments can be made via bank-to-bank transfer.
• Payment can be made by credit card through Square or PayPal, based on the student's choice.
• Payment can be made through an International Money Transfer (IMT) service that has an office in Australia.

Guarantor Requirement

• The specific person/parent paying the Student/Tenant's rent is required to provide:
• Passport.
• Address proof through a utility bill or council bill.
• Email address.
• WhatsApp cell/mobile number.
• Signature with the student on the RTA Residential Tenancy Agreement.

Additional Fees

• A one-off non-refundable House Service Fee of AUD 450 applies from 1 October 2026 for each selected house preparation and services provided during each student's stay period.
• International transfers may incur a bank fee of AUD 12 per transfer through Westpac.
• If NAB or ANZ is the bridging bank, the international transfer fee is AUD 15 per transfer.
• No fee applies to transfers within Australia.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Early termination by students

• Students/Tenants who shorten their contract period must find a suitable replacement who meets the contract terms.
• Rent remains payable according to the rent schedule until the replacement tenant pays the deposit in full, signs the contract, moves in, and submits the condition report.

Replacement Tenant Accepted

• The Student/Tenant is responsible for finding a suitable replacement who meets the contract terms.
• The Student/Tenant remains liable for rent until the replacement tenant pays the deposit in full, signs the contract, moves in, and submits the condition report.
• Accounts are settled only after all the above conditions are completed.

Other cancellation policies

• Official notice to vacate is valid only when given 28 days before the student's contract expires.
• Giving notice earlier than the prescribed date is treated as breaking the lease.
• If a booked place is booked locally or online before the booking deposit is received, the place may be reallocated according to availability.
• If all places are booked, the deposit will be reimbursed.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.
• In case of any questions or queries, please feel free to contact the team, and our team will assist to ensure a smooth check-in process.

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.
