Booking Deposit

• No booking deposit is required.

Mode Of Payment

• Payment can be made by bank transfer.
• Payment can be made by credit card.
• Payment can be made by debit card.
• Payment can be made by PayPal.
• Cash payments are not accepted.
• Invoices are payable immediately without deduction.

Pay In Instalment

• Upfront rent needs to be paid.

Guarantor Requirement

• A guarantor is not required.
• Proof of income is not required.

Additional Fees

• Additional cleaning can be arranged for €15 per cleaning, including same-day cleaning upon request.
• A €200 penalty will be charged for smoking inside an apartment to cover special cleaning costs.
• An additional check-out cleaning fee of €25 per stay applies.
• For long-term bookings, a mandatory €250 cleaning fee must be paid before moving in.

Cooling Off Period

• The customer can cancel free of charge up to 14 days before the beginning of the booked service period (planned arrival).
• The cancellation must be submitted in writing to the property.
• The customer can withdraw without giving a reason within this period.
• The right to withdraw expires if it is not exercised by the agreed deadline.

Early termination by students

• If the customer cancels after the free cancellation period and has no contractual or legal right to withdraw, they remain liable for the agreed payment despite not using the accommodation.
• If the customer cancels the remaining booked stay after arrival, they remain liable for the agreed payment.
• If the apartment is re-rented, the property will credit the income received from the replacement booking and any expenses saved.
• If the apartment is not re-rented, the property may charge up to 100% of the contractually agreed price.
• The customer may provide evidence that the claimed loss did not occur or was lower than claimed.

Replacement Tenant Accepted

• If the apartment is rented to another customer after cancellation, the property will credit the rental income and any saved expenses against the customer's liability.
• The customer's liability is reduced based on the income received from the replacement booking.

No Questions Asked

• The customer can cancel without giving any reason if the written cancellation is submitted at least 14 days before the planned arrival.

Other cancellation policies

• Long Term Rentals and Standard Short Term Rates:
• Free cancellation up to 3 days before arrival by 3:00 PM CET.
• Any down payments will be refunded automatically.
• Short Stay Flexible Rate (up to 27 nights):
• Free cancellation up to 1 day before arrival by 3:00 PM CET.
• Long Stay Flexible Rate (more than 27 nights):
• Free cancellation up to 7 days before arrival by 3:00 PM CET.
• Flexible Short Stay Rate:
• Free cancellation up to 1 day before arrival by 3:00 PM CET.
• Event bookings:
• 100% refund for cancellations made up to 7 days before the event.
• 50% refund for cancellations made up to 24 hours before the event.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Pets

• The property is pet friendly.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.
