Private room with private bathroom

My name is Silvana, I am 67 years old, and I am a practicing lawyer. I am a very sociable and friendly person. I live with my daughter in a beautiful, very spacious house, and I am offering a large, street-facing room of 22,50 mts with a private bathroom. The room gets plenty of sunlight and is very bright. It is located on the upper floor with direct access to a lovely terrace filled with plants.The room is fully equipped with: * Air conditioning (heating/cooling) * Microwave * Electric oven with 2 stovetop burners on top * Electric coffee maker * Electric kettle * Electric toaster * 32-inch Smart TV with Netflix and cable TV * 90-liter mini-fridge * Spacious wardrobe with a large mirror * Desk and chair * Sofa bed * Sofa * Nightstand and bedside lamp * One small table and one larger table * Curtains (not yet shown in the photos, but they will be put up) * High-speed Wi-Fi PLEASE NOTE: IMPORTANT INFORMATION TO CONSIDER: - NO GUESTS ALLOWED - Available for 1 guest only. ALTERNATIVE KITCHEN SETTING: Although the room does not have a traditional kitchen, it does include all the necessary appliances and utensils for cooking. To wash your dishes, a large basin is provided to fill with water and wash them right there. DISTANCES: We are about 6 blocks from Palermo and around 15 blocks from Downtown (whether this is considered near or far depends on each guest's perspective). TERRACE ROOM (2nd floor by stairs): The room is located on the house's terrace. It offers plenty of privacy as it is well-separated from the rest of the house. CANCELLATION/SHORTENED STAY POLICY: No refunds will be issued if the guest decides to shorten their stay or check out early. TERRACE: Guests are welcome to freely enjoy the terrace, which is a very lovely and pleasant space. ACCESS: Guests are only permitted to use the bedroom and the terrace. The rest of the house's areas are exclusively for entering and leaving the property. REMOTE WORK: Several of my past guests have worked from the room without any issues. ABOUT NOISE: Please note that, as in almost all of Buenos Aires, there is no absolute silence in the room. On some days, there may be some of the usual "noise" typical of a large cosmopolitan city. NEARBY AMENITIES: A large hypermarket is just 1 block away, and a Shopping Mall is 2 blocks away. GETTING AROUND: Subway stations and multiple bus lines are located very close by. This space is ideal for exchange students or tourists looking to explore Buenos Aires. LAUNDRY SERVICE: Laundry service is available for an additional fee of 4 USD per load (or the equivalent in Argentine Pesos). The host will take care of washing and drying your clothes.
