Security Deposit

• You will have to pay $100 as Security Deposit.

Pay In Instalment

• Rent is payable on a monthly basis.

Mode Of Payment

• Payments can be made through the resident portal using a debit or credit card.

Guarantor Requirement

• 1. Applicants must demonstrate 3× the monthly rent when self-qualifying for credit.
• 2. Applicants using a guarantor must demonstrate 4× the monthly rent.

Additional Fees

• One-time fees
• Application fee (non-refundable) – $50 – This fee covers the cost of the background checks we run in order to approve your application, including the screening of one guarantor. This fee is due upon submission of your electronic application.
• Admin fee (non-refundable) – $200 – Residents will be charged a one-time service fee for administration, billing, bill auditing, overhead and similar expenses and charges to be incurred by the Landlord for the Term of this Lease.
• Security Deposit (refundable) – $100 – This fee is due upon move-in and is refundable at the end of your lease term.
• Monthly fees
• Trash fee – $5/month
• Pet fee – $35/month per pet. There is a one-time, non-refundable pet deposit of $350.
• Annual fees
• Utility setup fee (non-refundable) – $79.20 – This is an annual registration fee billed by ClearCharge to set up your utilities each lease term. It is not due until you move in.
• The application fee is due when your application is submitted. All other fees are not due until move-in.

Replacement Tenant Accepted

• Residents wishing to cancel their lease must provide a replacement tenant approved by the property. A $350 relet fee applies.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Pets

• Pet allowed
• Rambler Columbus welcomes pets, subject to certain restrictions. Exotic animals, such as skunks, are not permitted.
• Restricted animals include, but are not limited to, dog breeds commonly considered aggressive, including Pit Bulls, Rottweilers, German Shepherds, Huskies, Malamutes, Dobermans, Chow Chows, and Great Danes. For questions about specific animals or breeds, prospective residents are encouraged to contact the Rambler Columbus team for additional information.

Double occupancy

• Yes, property offers double occupancy in studio and 1-bedroom apartments for an added fee of $200 per month.
