Booking Deposit

• Application fee: $50.00, one-time.

Security Deposit

• If an approved guarantor is not available, an additional security deposit equal to three installments of rent may be accepted.

Mode Of Payment

• Rent is paid through the secure online resident portal.
• The leasing office can assist with accessing the portal or provide information about payment options.

Guarantor Requirement

• If a tenant is unable to qualify on their own, they will be required to have a guarantor.
• The Guarantor Waiver Program (GWP) is available at $62 per applicant per installment as an alternative to having a guarantor.
• If an approved guarantor is not available, an additional security deposit equal to three installments of rent may be accepted.
• All applicants and guarantors complete standard credit and background screening through a third-party service as part of the application process.

Additional Fees

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Pets

• Pets are allowed, with a maximum of 2 pets per unit. Each pet must weigh under 50 pounds. A non-refundable pet fee of $350 per pet and monthly pet rent of $40 per pet apply. Certain dog breeds may be restricted.
