Booking Deposit

• A non-refundable holding fee is required to hold an apartment.

Security Deposit

• A traditional security deposit is not required.
• Students may choose to pay a security deposit equivalent to 1 month's rent.
• If a security deposit is paid, it will be refunded at move-out, provided there are no damages to the apartment.
• Students may alternatively waive the security deposit by paying a $38 monthly fee.

Pay In Instalment

• Rent is due by the first day of each month.

Mode Of Payment

• Payments can be made through the online Resident Portal or the RentCafe mobile app.

Guarantor Requirement

• Guarantors are financially responsible for the tenant.
• A guarantor is responsible for ensuring rent is paid on time and accepting responsibility for damages and other fees.
• Guarantors must qualify with income of 4 times the rent.
• Guarantors must pass a background check and credit check.

Early termination by students

• Students who end their lease early must provide at least 60 days' written notice to the manager.
• An early termination fee equal to 2 times the rent is required.
• The early termination fee is intended to avoid potential non-payment liability, provided the student is in excellent standing.

Pets

• A maximum of 2 pets per unit is allowed. A one-time non-refundable pet fee of $350 per pet and monthly pet rent of $50 per pet apply. Dogs must weigh 50 pounds or less. Restricted dog breeds are not permitted.
