Booking Deposit

• A £300 deposit is required to book the room.
• The deposit is not part of the rent.
• The deposit is returned in full at the end of the tenancy, provided there are no damages to the room.

Pay In Instalment

• Rent is payable in 3 instalments:
• 40% in September, before move-in.
• 40% in January.
• 20% in April.
• The property will confirm the payment amounts and deadline dates and send a reminder 2–3 weeks before the payment is due.
• The entire tenancy rent can also be paid in advance.

Mode Of Payment

• Payments can be made by bank transfer, credit/debit card, or online through the student portal.

Guarantor Requirement

• International students paying in installments require a UK-based guarantor, usually a family member.
• If a UK-based guarantor is not available, Housing Hand can provide a guarantor service at a cost.

Additional Fees

• From September 2026, students' contents insurance will be included within the rent free of charge.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Cooling Off Period

• The tenant can cancel their accommodation booking within 7 calendar days of entering into the tenancy and receive a full refund of the Holding Deposit.
• The tenant can also cancel their application before entering into the tenancy or fail to enter into the tenancy within 7 calendar days of the offer being issued and receive a full refund of the Holding Deposit.
• Cancellation must be requested in writing by email.

No Visa No Pay

• The student can cancel before the move-in date if they do not obtain a visa.

No Place No Pay

• The student can cancel before the move-in date if they do not obtain admission to the university.

Early termination by students

• After signing the tenancy agreement, the student remains liable for the Total Rent for the full term of the tenancy.
• The student may terminate the tenancy by giving 3 months' written notice to the landlord.
• The student must either:
• Fulfil all outstanding payments and tenancy obligations, including payment of the Total Rent for the full term of the tenancy, to the landlord's reasonable satisfaction; or
• Have a replacement student from the University/College, who is reasonably satisfactory to the landlord and is not already a tenant at the property, enter into a tenancy agreement.
• The property may assist the student in finding a replacement but does not guarantee that a replacement will be found.
• The property may fill already vacant rooms before allocating students from its waiting list to the vacated accommodation.

Delayed Arrivals & travel restrictions

• If government-imposed travel restrictions prevent the student from travelling to the UK, they may request release from the tenancy by providing satisfactory university evidence before the tenancy start date.
• Alternatively, the student may request to defer the tenancy start date until the first day of the month when the travel restrictions are lifted.
• If approved, accommodation fees for the period between the original and revised start dates will be credited to the student's account.

Replacement Tenant Accepted

• A replacement student must be from the relevant university/college, be reasonably satisfactory to the landlord, and not already be a tenant at the property.
• The property may assist in finding a replacement but does not guarantee that one will be found.
• The tenant remains responsible for the Total Rent until the replacement student enters into a tenancy agreement.

Other cancellation policies

• Cancellation requests must be made in writing by email.
• The £300 booking deposit will be refunded in full, subject to the applicable cancellation conditions.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.
• In case of any questions or queries, please feel free to contact the team, and our team will assist to ensure a smooth check-in process.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

Smoking

• Smoking is not permitted inside the building. Smoking is allowed only outside in designated areas, where permitted by property rules and local regulations.

Guest policy

• Guests may stay with you where permitted by the property. Always notify the property 1 to 2 weeks in advance to complete the required formalities.

Minimum age

• You must be 18 years or older on your move-in date to stay at this property. Please ensure you meet the age requirement before booking. In case you do not meet the minimum age requirement, inform the team while enquiring with us, and we can suggest you accordingly.

Student eligibility

• This accommodation is exclusively available to students. Non-students are not eligible to stay at the property.
