Booking Deposit

• For 2025/26 AY:
• An Advance Rent payment of £200 is required at the time of completing the application.
• The Advance Rent payment is credited against the first rent instalment.
• For 2026/27 AY:
• An advance rent payment of £150 is required when completing the application.
• The advance rent payment is credited against the first rent instalment.

Pay In Instalment

• For 2025/26 AY:
• The first instalment is due on 1st August 2025.
• Monthly instalments are due on the 9th of each month from October onwards as detailed in the Tenancy Agreement.
• Tenants without a guarantor must pay the full tenancy rent in advance by 1st August 2025.
• For 2026/27 AY:
• The first instalment is due on 1st August 2026.
• Monthly instalments are due on the 9th of each month from October onwards as detailed in the Tenancy Agreement.
• Tenants without a guarantor must pay the full tenancy rent in advance by 1st August 2026.

Guarantor Requirement

• For 2025/26 AY:
• A guarantor is required unless the tenant chooses the upfront full rent payment option.
• The guarantor must be over 18 years old.
• The guarantor cannot live with the tenant unless they are a parent or guardian.
• The guarantor cannot live in accommodation managed by the property.
• The guarantor is responsible for unpaid rent and costs arising from tenancy breaches.
• The guarantor may be contacted regarding serious antisocial behaviour.
• The guarantor may be contacted if the tenant falls into arrears or breaches tenancy obligations.
• For 2026/27 AY:
• A guarantor is required unless the tenant pays the full rent upfront.
• A guarantor can be international or UK-based.
• The guarantor must be over 18 years old.

Cooling Off Period

• For 2025/26 AY:
• A 72-hour cooling-off period applies after the booking is countersigned.
• From 1st August 2025, the cooling-off period is reduced to 24 hours after the booking is countersigned.
• Cancellation is allowed only if the tenant has not moved into the property.
• Cancellation must be requested by emailing the Residents’ Team within 72/24 hours of receiving the “Lease Agreement Executed” email.
• The Advance Rent payment will be refunded.
• Refunds may take up to 10 working days to reach the tenant’s account.
• For 2026/27 AY:
• A 72-hour cooling-off period applies if the booking was made online or by phone and the accommodation was not viewed in person.
• From 1st August 2026, the cooling-off period is reduced to 24 hours.
• Cancellation is allowed only if the tenant has not moved into the property.
• Cancellation must be requested by emailing the Residents’ Team with the subject line: “Cooling Off Period Cancellation.”

No Visa No Pay

• For 2025/26 AY:
• The tenancy may be cancelled if the applicant fails to obtain a visa to enter the UK.
• Evidence of the failed visa application must be provided.
• The full Advance Rent payment will be refunded upon confirmation of the cancellation request.
• For 2026/27 AY:
• Cancellation is permitted before the tenancy start date if the tenant is unable to obtain a visa to enter the UK.
• Supporting evidence, such as a visa refusal, must be provided to the Residents’ Team within 72 hours of receiving it.
• The advance rent payment will be refunded.
• If notification is received after the tenancy start date, the tenant remains responsible for rent payments until evidence is provided and release is confirmed.

No Place No Pay

• For 2025/26 AY:
• Cancellation is permitted before the tenancy start date if the tenant did not achieve the grades required to obtain a place at their chosen university.
• Cancellation is permitted if the tenant failed to achieve the grades required to continue university studies.
• Supporting evidence, such as a UCAS notification, must be provided within 72 hours of notification.
• The full Advance Rent payment will be refunded.
• If notification is received after the tenancy start date, the tenant remains responsible for rent payments until confirmation documents are provided and the release date is confirmed.
• For 2026/27 AY:
• Cancellation is permitted before the tenancy start date if the tenant did not receive the required grades to attend their chosen university.
• Cancellation is permitted if the tenant failed to achieve the grades needed to continue their studies.
• Supporting evidence, such as a UCAS notification, must be provided to the Residents’ Team within 72 hours of receiving it.
• The advance rent payment will be refunded.
• If notification is received after the tenancy start date, the tenant remains responsible for rent payments until evidence is provided and release is confirmed.

Replacement Tenant Accepted

• For 2025/26 AY:
• The tenant may find a replacement tenant for the remaining tenancy period.
• The landlord may amend or vary the terms of the replacement tenancy agreement, including the current market rent.
• Eligibility checks will be carried out on the replacement tenant.
• The tenant’s account and obligations must be fully up to date before the replacement is accepted.
• Any rent due up to the tenancy ending date must be paid.
• A charge will be incurred for the replacement process.
• Responsibility for future rent payments transfers only after the replacement tenant signs the Tenancy Agreement and makes the first rent payment.
• Until then, the original tenant remains liable until the original tenancy end date.
• For 2026/27 AY:
• The tenant may find a replacement licensee acceptable to the landlord.
• The replacement licensee will sign a new agreement.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.
• In case of any questions or queries, please feel free to contact the team, and our team will assist to ensure a smooth check-in process.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

Smoking

• Smoking is not permitted inside the building. Smoking is allowed only outside in designated areas, where permitted by property rules and local regulations.

Guest policy

• Guests may stay with you where permitted by the property. Always notify the property 1 to 2 weeks in advance to complete the required formalities.

Minimum age

• You must be 18 years or older on your move-in date to stay at this property. Please ensure you meet the age requirement before booking. In case you do not meet the minimum age requirement, inform the team while enquiring with us, and we can suggest you accordingly.

Student eligibility

• This accommodation is exclusively available to students. Non-students are not eligible to stay at the property.
