Booking Deposit

• For 26 - 27 AY:
• £99 deposit required to secure a room.
• For 25 - 26 AY STL:
• No deposit is required for summer stays.
• Full payment must be made before arrival.

Mode Of Payment

• Payments can be made using a credit card or debit card.

Guarantor Requirement

• A guarantor is required only if the student wishes to pay rent in installments.
• UK and international guarantors are accepted for students choosing to pay rent in installments.
• Students without a guarantor must pay the full rent amount in July.
• Completion of guarantor requirements forms part of a completed booking where applicable.

Pay In Instalment

• For 26 - 27 AY:
• Rent can be paid in 4 installments throughout the year.
• Flexible Payment Options are available.
• Instalment dates align with university terms for students receiving loans or scholarships.
• A guarantor is required to access the installment plan.
• Students without a guarantor must pay rent in full in July.
• For 25 - 26 AY STL:
• Full payment is required upfront before arrival.

Additional Fees

• £200 non-refundable tenancy takeover fee applies when a replacement tenant is used for tenancy transfer.

Cooling Off Period

• For bookings made before 1st August 2026:
• 7 days from signing tenancy contract.
• Cancellation via email to site address.
• Full deposit/advance rent refunded within 30 days.
• Acceptance of the tenancy agreement occurs when the tenancy contract has been signed.
• For bookings made on or after 1st August 2026:
• 24 hours from signing tenancy contract.
• Cancellation via email to site address.
• Full deposit refunded within 30 days.
• Acceptance of the tenancy agreement occurs when the tenancy contract has been signed.
• Note: Cooling‑off period ends immediately upon key collection.

No Visa No Pay

• Available to new international students applying for a UK student visa for the first time.
• Applicable only to students who have not previously studied at a UK higher education institution.
• Applicable only to students who have never lived at the property before.
• Booking must have been completed between 27th October 2025 and 1st October 2026.
• Students must notify the property within 3 days of receiving a visa refusal.
• Official evidence of visa refusal must be provided.
• Acceptable evidence includes:
• A refusal letter from the Home Office or another official visa authority.
• A letter from the university, sponsor, or institution confirming the visa refusal.
• Evidence must clearly show the student's full name, address, and issue date.
• Upon approval, the tenancy agreement will be cancelled within 7 days of receiving satisfactory evidence.
• Any deposit or advance rent paid will be refunded within 30 days.

No Place No Pay

• Available to new first-year undergraduate and postgraduate students.
• Applicable only to students who have not previously completed studies at the level for which they are applying.
• Applicable only to students who have never lived at the property before.
• Booking must have been completed between 27th October 2025 and 1st October 2026.
• Students must notify the property within 3 working days of their results day if they do not secure a place.
• Evidence must be provided showing that the student was not accepted.
• Acceptable evidence includes:
• A rejection letter from the university, college, or UCAS.
• A screenshot of UCAS status together with exam results.
• Evidence must clearly show the student's full name, address, and issue date.
• Upon approval, the tenancy agreement will be cancelled within 7 days of receiving satisfactory evidence.
• Any deposit or advance rent paid will be refunded within 30 days.

Replacement Tenant Accepted

• Students wishing to cancel for reasons not covered by approved cancellation grounds must find a replacement tenant before 1st May 2027.
• The replacement tenant must:
• Be a student.
• Meet the accommodation requirements of the booked room.
• Not be an existing resident.
• Not already have a booking for the academic year.
• A non-refundable tenancy takeover fee of £200 applies.
• The replacement tenant must sign their tenancy agreement.
• Any cooling-off period for the replacement tenant must have expired.
• The replacement tenant’s tenancy period must have started.
• The original tenant remains liable for rent until all takeover requirements are completed.
• Once the takeover is completed, the original tenant will be released from the tenancy.

Other cancellation policies

• Failure to check in: tenant remains liable for rent and fees.
• Cancellation decisions after tenancy release are final, appeals follow property’s framework.
• After the cooling-off period and before move-in, cancellation is only permitted under approved cancellation grounds or by arranging a replacement tenant.
• If cancellation is approved after the cooling-off period but before move-in, the deposit will be refunded, but any advance rent already paid is non-refundable.
• Cancellation requests must be submitted from the email address registered on the tenancy agreement.
• Students must provide official written evidence for approved cancellation grounds.

Deferring Studies

• Cancellation is permitted if university entry is deferred to the 2027/28 academic year.
• Official supporting evidence must be provided.

University Course Cancellation/Modification

• Cancellation is permitted if a pre-sessional English language course required for university admission is cancelled.
• Students changing to a university in a city where the property does not operate may request cancellation.

Early termination by students

• For 25-26 AY STL:
• Students may leave early.
• No refund will be provided unless another student takes over the booking.
• Students should notify the property team when planning to check out.

Extenuating Circumstances

• Tenancy release after moving in is only considered in exceptional circumstances.
• Students must have withdrawn from their university or institution for medical reasons.
• Required evidence:
• A withdrawal letter from the university or institution on headed paper.
• A letter from a doctor or medical institution explaining the reason for withdrawal.
• Requests will not be approved if:
• The student remains enrolled at university.
• The student voluntarily leaves for non-medical reasons.
• The student fails to progress to the next academic year.
• The student is removed from the course for disciplinary or other reasons.
• If approved:
• The deposit will be refunded subject to deductions for unpaid rent or damages.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.
• In case of any questions or queries, please feel free to contact the team, and our team will assist to ensure a smooth check-in process.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

Smoking

• Smoking is not permitted inside the building. Smoking is allowed only outside in designated areas, where permitted by property rules and local regulations.

Guest policy

• Guests may stay with you where permitted by the property. Always notify the property 1 to 2 weeks in advance to complete the required formalities.

Minimum age

• You must be 18 years or older on your move-in date to stay at this property. Please ensure you meet the age requirement before booking. In case you do not meet the minimum age requirement, inform the team while enquiring with us, and we can suggest you accordingly.

Student eligibility

• This accommodation is exclusively available to students. Non-students are not eligible to stay at the property.
