Pay In Instalment

• The instalment of payment will be monthly basis, the monthly instalment will be based on what the lease shows.

Booking Deposit

• Application Fee: US$120 (Non-refundable)
• Admin Fee: US$120

Security Deposit

• International students pay a deposit equal to two months’ rent if they don't have a guarantor. Domestic student does not require to pay deposit.

Additional Fees

• Parking Fee (Optional) - US$90–US$110 Per vehicle (Monthly)
• Renter’s Insurance - US$15 Per person (Monthly)
• Valet Trash Fee - US$12 Per person (Monthly)
• Amenity / Move‑in Fee (Other Fees) - US$150 Per person (One‑time)

Replacement Tenant Accepted

• If you cannot move in after signing, you must either find a subtenant or continue to fulfil the contract as agreed. Subletting may incur additional fees determined by the apartment management.

Cooling Off Period

• No cooling off period is given by the property.

No Visa No Pay

• No‑liability cancellation is allowed only if one of the following applies:
• (1) Visa is in extended administrative review and you are not expected to enter the country on time;
• (2) Visa is rejected (official rejection letter must be provided);
• (3) The school issues a notice of delayed admission or rejection of admission, making it impossible to travel to the United States normally.
• When applying for no‑liability cancellation, you must provide to the apartment staff:
• (1) Valid proof of visa check or rejection (such as DS‑160 status screenshot, embassy rejection letter, etc.);
• (2) Copy of passport information page and I‑20 document;
• (3) School notification (for example, notice that you cannot register due to visa issues).
• Please note - The application for no‑liability cancellation must be submitted at least 20 days before the lease start date. Late applications may affect whether the request is approved.

Early termination by students

• The lease term is strictly governed by the dates specified in the contract; early termination is not allowed under any circumstances.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.
