Booking Deposit

• The following one-time, non-refundable fees apply at the time of application submission:
• Application Fee: $50
• Admin Fee: $200

Security Deposit

• A $0 security deposit is required for applicants with approved credit.

Mode Of Payment

• Rent can be paid through resident portal, using Debit or Credit card

Guarantor Requirement

• Guarantors may be accepted for applicants who do not meet the income requirements. If required, the guarantor must complete an application and demonstrate an income of at least 3–5 times the monthly rent.

Additional Fees

• The following fees apply:
• Amenity Fee: $75 annually
• Renter’s Insurance (Foxen): $14 per month
• Rentistry Credit Builder: $8 per month
• Spectrum Package: $85 per month
• Valet Trash: $25 per month

Early termination by students

• A 60-day notice is required to break the lease. A lease break fee equivalent to 2 months’ rent applies, along with repayment of any move-in promotions received.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Pets

• A one-time non-refundable pet fee of $250 per pet applies, along with a monthly pet rent of $35 per pet.
