Exeter, a historic city nestled in the heart of Devon, England, exudes a timeless charm that seamlessly blends its rich heritage with a contemporary vibe. Steeped in history dating back to Roman times, Exeter boasts an impressive array of architectural treasures, including the stunning Gothic cathedral, whose soaring spires dominate the skyline. As one of the oldest cities in England, Exeter's cobbled streets and medieval buildings evoke a sense of nostalgia, while its vibrant shopping districts and bustling markets pulse with modern energy. The city's thriving cultural scene is evident in its diverse range of museums, galleries, and theaters, which showcase everything from local art to world-class performances.

Features
- The Leat Apartments offers private 1-bedroom student apartments in Exeter, providing a low-density alternative to shared student accommodation and large PBSA developments.
- While classified as a PBSA (Purpose Built Student Accommodation), The Leat is an atypical one. Where most PBSAs operate at scale — typically 300+ beds in a single block with shared communal facilities — The Leat is made up of just 27 individually designed apartments across three low-rise buildings, set around a landscaped courtyard garden with a stream. The result is closer to private apartment living than traditional student halls.
- Apartments range from 21–53m², with 26 of 27 apartments exceeding 24m² — significantly more space than standard student studios in Exeter. Every apartment is fully self-contained with a separate bedroom, ensuite shower room and fully fitted kitchen. There are no shared bedrooms, no shared bathrooms and no communal dining.
- Selected apartments benefit from private terraces, offering rare outdoor space in Exeter city centre. The development is secure and gated with key fob entry, with a private courtyard garden and stream providing further outdoor space — something almost entirely absent from standard student accommodation in the city.
- Unlike most student accommodation, The Leat welcomes couples and students with pets or emotional support animals.
- All-inclusive pricing covers utilities, gigabit broadband shared across just 27 apartments, fortnightly cleaning — unusual in the PBSA market — free gym membership, covered bike storage and on-site laundry facilities.

If a caffeine fix is what you're after, Devon Coffee is the perfect spot for your espresso cravings. Payment
Booking Deposit
- A holding deposit equivalent to 1 week's rent is required to reserve the apartment.
- Payment of the holding deposit withdraws the property from the market and prevents further viewings.
- The holding deposit is credited towards the security deposit if the tenancy is offered and accepted.
- The necessary paperwork should be completed within 15 days of payment of the holding deposit, unless a longer period is agreed.
Security Deposit
- The security deposit is calculated as 5 weeks' rent of the chosen apartment.
- The holding deposit is credited towards the security deposit, with the remaining balance payable after the reservation is confirmed.
- The deposit is protected by The Deposit Protection Service (DPS).
- The deposit is returned at the end of the tenancy if the apartment is returned clean and undamaged.
- Deductions may be made for damage beyond fair wear and tear, missing contents, unpaid rent, damage to the building, or cleaning where the tenant has breached their obligations.
- The landlord or agent will inform the tenant within 10 working days of the tenancy ending if they intend to withhold all or part of the deposit.
Pay In Instalment
- The tenancy agreement example specifies 17 weeks' rent payable 10 days before the commencement of the term.
- A further 17 weeks' rent is payable on or before 2 January 2018.
- A further 17 weeks' rent is payable on or before 1 May 2018.
- Any rent payable after the end of the term is paid in monthly instalments on the first day of each month.
- The stated 2018 dates are retained from the sample tenancy agreement and are not presented as a current academic-year payment schedule.
Mode Of Payment
- The holding deposit can be paid through the online payment system.
- Payment can also be arranged by debit card over the phone or by bank transfer.
- Tenancy payments may be made by banker's standing order or another method required by the landlord upon notice.

- The tenant and guarantor are required to review and sign the Tenancy Agreement.
- The guarantor guarantees the tenant's rent payments and performance of the tenant's obligations under the agreement.
- The guarantor's liability continues until the tenancy ends and the tenant is released from the tenant covenants.
Additional Fees

- The tenant cannot assign, sublet, part with, or share possession or occupation of the whole or any part of the property.

- If the tenant instructs East of Exe to re-let the property and a suitable and comparable tenant is not found, an administration fee of £200 plus VAT, if applicable, is payable.
- The landlord may refuse consent where the property would be without an occupational tenant paying rent for the remainder of the term or where the landlord would suffer a financial loss.

- The replacement tenant must be suitable and comparable.
- Written consent from the landlord is required for the assignment.
- If the assignment is completed, the landlord will refund the original tenant the applicable proportion of rent within 14 days after the assignment.
