Pay In Instalment

• The total housing cost is divided into 12 equal monthly instalments.
• Each instalment is due on the 1st day of the month.
• The monthly payment includes the base rent, all mandatory fees, and any applicable premiums or add-ons.

Mode Of Payment

• Payment can be made through the resident portal.
• Bank transfer is accepted.
• Credit card is accepted.
• Paper checks may be accepted by the leasing office.
• Money orders may be accepted by the leasing office.

Guarantor Requirement

• A guarantor is someone who is financially responsible for the lease agreement.
• The guarantor must reside in the United States.
• The guarantor must be at least 25 years of age.
• The guarantor cannot be a current resident.

Booking Deposit

• You will need to pay an administration fee (non-refundable) of $150 and an application fee (non-refundable) of $60.

Security Deposit

• The property requires a deposit payment of $100.

• Utility Billing Service One-time Account Setup Fee: $4.50 Due on first monthly utility statement
• Reservation Fee/Security Deposit: $100.00 (with guarantor) Due prior to Move In
• Monthly Fetch Fee: $11.00
• Monthly Premium Fees (as applicable for assigned unit)
• Floor Premium - $15.00
• Utility Billing Service Administrative Fee: $5.50
• Fetch Fee: $12
• Parking Fee: $125.00 per month, per space if contracted
• Storage Fee:

• $30.00 per month, per space for Medium Storage space if contracted

Cooling Off Period

• The property does not allow any cooling off period.

Replacement Tenant Accepted

• Replacement tenant is allowed.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Pets

• Pets are allowed.
