Booking Deposit

• You must pay £99 at the time of booking.
• Once the tenancy commences, the holding deposit converts into a security deposit.
• Note:- The booking is only confirmed once the advanced rent has been paid on the booking.

Security Deposit

• The holding deposit converts into a refundable security deposit once the tenancy begins.
• The deposit is registered with:
• Tenancy Deposit Scheme (TDS) (England & Wales)
• MyDeposits Scotland (Scotland)
• At the end of the tenancy:
• A final inspection will be conducted
• Deductions (if any) will be discussed
• The deposit will be refunded within 10 working days, provided:
• There are no outstanding arrears, and
• No damages to the room or communal areas

Pay In Instalment

• Flexible payment options are available:
• Full payment (1 instalment), or
• 4 instalments
• Payment details, including amounts and due dates, are provided in the booking confirmation email.
• Students opting for 4 instalments are required to have a qualified UK guarantor.

Mode Of Payment

• Accepted payment methods:
• Recurring Card Payment
• Direct Debit
• Bank Transfer
• Payments can be made via the resident portal.
• If you wish to change your payment method, you must contact the accommodation team.
• Cash and cheques are not accepted.

Guarantor Requirement

• A guarantor is required only if you choose to pay in instalments.
• A guarantor must:
• Be 18 years or older
• Accept financial responsibility if the student fails to pay rent
• If you cannot provide a UK guarantor:
• A third-party service (Housing Hand) can act as your guarantor
• A guarantor is not required if you pay the full annual rent in advance.

Cooling Off Period

• For 2026/27 AY
• You may cancel your tenancy within 14 days of signing your first tenancy agreement, provided:
• The tenancy has not commenced, and
• You have not collected your keys
• Cancellation must be submitted in writing or via email to the property manager.
• Upon cancellation, your tenancy will be cancelled and any advance rent or other payments will be refunded.
• For 2025/26 AY
• You may cancel your booking within 14 days of receiving the accommodation offer.
• If booking is made less than 14 days before check-in:
• Cancellation is allowed until the earlier of:
• 14 days after the offer, or
• Tenancy start date

No Visa No Pay

• For 2026/27 AY
• If your visa application is rejected, you may request cancellation.
• You must:
• Submit the request within 3 days of receiving the rejection, and
• Provide a copy of the visa rejection letter
• If tenancy has commenced, you remain liable for rent until the above requirements are fulfilled.
• For 2025/26 AY
• If you fail to obtain a UK visa:
• Your tenancy will be cancelled and rent payments will be refunded
• You must:
• Provide proof of visa rejection
• Submit the request within 72 hours of receiving confirmation

No Place No Pay

• For 2026/27 AY
• Applicable to first-year undergraduate students only.
• If you do not receive a university offer:
• You must submit your request before 22nd August 2026
• You must provide proof of rejection from the university or UCAS
• Upon approval, advance rent and other payments will be refunded.
• For 2025/26 AY
• Applicable to first-year undergraduate students only.
• You may cancel if:
• You do not meet required grades, or
• You choose another university
• You must:

Early termination by students

• For 2026/27 AY
• Early termination is only possible if a suitable replacement tenant is secured.
• For 2025/26 AY
• After moving in, you may request early termination if:
• You find a suitable replacement tenant
• The replacement meets eligibility criteria and completes the agreement
• If no replacement is found:
• You remain liable for the full rent until the end of the tenancy

Replacement Tenant Accepted

• For 2026/27 AY
• You may be released from your contract if a suitable replacement tenant is secured.
• You remain liable for rent until the replacement tenant completes their 14-day cooling-off period.
• For 2025/26 AY
• You may be released from your contract if you find a suitable replacement tenant.
• Conditions:
• Replacement must be accepted by the property
• Replacement must sign the agreement and complete required payments
• Once completed:
• You will be released from the contract
• Any overpaid rent will be refunded (excluding an amount equal to the holding deposit)
• A £50 administration fee is applicable.

Other cancellation policies

• For 2025/26 AY
• The property may cancel your booking if:
• You fail to sign the tenancy agreement within 14 days of the offer
• You fail to check-in and have not signed the agreement
• If outside the cooling-off period:
• The holding deposit will not be refunded

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.
• In case of any questions or queries, please feel free to contact the team, and our team will assist to ensure a smooth check-in process.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

Smoking

• Smoking is not permitted inside the building. Smoking is allowed only outside in designated areas, where permitted by property rules and local regulations.

Guest policy

• Guests may stay with you where permitted by the property. Always notify the property 1 to 2 weeks in advance to complete the required formalities.

Minimum age

• You must be 18 years or older on your move-in date to stay at this property. Please ensure you meet the age requirement before booking. In case you do not meet the minimum age requirement, inform the team while enquiring with us, and we can suggest you accordingly.

Student eligibility

• This accommodation is exclusively available to students. Non-students are not eligible to stay at the property.
