Booking Deposit

• A holding deposit payment of £150 is due when you complete your application
• The payment is credited against your first rent instalment
• The payment will appear on the payment portal as “Holding Deposit”

Pay In Instalment

• The first instalment is due on 1st August 2026
• Subsequent instalments are due on the dates listed in the Tenancy Agreement
• If you receive accommodation funding via a monthly bursary, you may request to pay rent in monthly instalments
• If you are unable to provide a guarantor, full rent payment for the tenancy period is due in advance by 1st August 2026

Guarantor Requirement

• A guarantor is required unless the tenant pays the full rent upfront.
• A guarantor can be international or UK-based.
• The guarantor must be over 18 years old.
• The guarantor cannot live with the tenant unless they are the tenant's parent or guardian.
• The guarantor cannot live in another property managed by the management.
• The guarantor must provide:
• Photo ID, such as a valid passport.
• Proof of residence, such as a recent utility bill or bank statement dated within the previous three months.
• Failure to provide suitable documentation will result in the guarantor being declined.

Cooling Off Period

• A 72-hour cooling-off period is available after booking if the booking was made online or by phone and the accommodation was not viewed in person
• This period is reduced to 24 hours if booking is made on or after 1st August 2026
• Cancellation is permitted provided you have not moved in
• Refunds will be processed within 10 working days

No Visa No Pay

• You may cancel before the tenancy start date if you are unable to obtain a visa to enter the UK
• Supporting evidence (e.g. visa refusal) must be provided to the Residents’ Team within 72 hours of receiving it
• If notification is received after the tenancy start date, you are responsible for rent payments until the date evidence is provided and release is confirmed
• The Holding Deposit will be refunded

No Place No Pay

• You may cancel before the tenancy start date if you did not receive the required grades to attend your chosen university
• You may cancel before the tenancy start date if you failed to achieve the grades needed to continue your studies
• Supporting evidence (e.g. UCAS notification) must be provided to the Residents’ Team within 72 hours of receiving it
• If notification is received after the tenancy start date, you are responsible for rent payments until the date evidence is provided and release is confirmed
• The Holding Deposit will be refunded

Replacement Tenant Accepted

• The tenant must find a replacement tenant acceptable to the landlord
• The replacement tenant must sign a new agreement, which may be at a different rent to match the current market rate
• The current tenant's rent account must be fully up to date before the replacement is accepted
• Any rent owed up to the leaving date must be paid
• The current tenant remains responsible for rent until the replacement tenant has signed and paid

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Subletting

• Subletting is allowed, but the entire lease term must be sublet. please note that before helping students find tenants for subletting, ask the apartment whether students on the waiting list are given priority. subletting can be done fill in the application form information, the tenant needs to register a fresh account in advance, and email the apartment reservation contact to apply for subletting

Smoking

• No smoking in the building

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

Guest policy

• Guests may stay with you where permitted by the property. Always notify the property 1 to 2 weeks in advance to complete the required formalities.

Minimum age

• You must be 18 years or older on your move-in date to stay at this property. Please ensure you meet the age requirement before booking. In case you do not meet the minimum age requirement, inform the team while enquiring with us, and we can suggest you accordingly.

Student eligibility

• This accommodation is exclusively available to students. Non-students are not eligible to stay at the property.
