Pay In Instalment

• The total housing cost is divided into 12 equal monthly instalments.
• Each instalment is due on the 1st day of the month.
• The monthly payment includes the base rent, all mandatory fees, and any applicable premiums or add-ons.

Guarantor Requirement

• A guarantor is required to be financially responsible for the lease agreement.
• The guarantor must reside in the United States.
• The guarantor must be at least 25 years of age.
• The guarantor cannot be a current resident.
• A Leap Guarantor option is available.

Mode Of Payment

• Cheque and online payments.
• Note: Cash and money orders will not be accepted.

Booking Deposit

• You will need to pay an application fee (non-refundable) of $50.

Security Deposit

• The tenant needs to pay $100 security deposit prior to Move In.

Additional Fees

• Resident Services Fee: $25.00 per installment
• Pet Fee: $300 (one-time, per pet)
• Pet Rent: $35/month (per pet)
• Utility Billing Service One-Time Account Setup Fee: $4.50, due on the first monthly utility statement
• Monthly Premium Fees (as applicable for assigned unit):
• Balcony Premium: $30.00 per month
• Premium View: $25.00 per month
• Monthly Utility Billing Service Administrative Fee: $5.50 per month
• Parking Fee: $300.00 per month, per space (if contracted)
• Animal Charge: $500.00 per pet (due upon approval) and $35.00 per pet, per month (maximum pet limits apply per unit)
• Damage Waiver Program Fee: $13.50 per month, if applicable in accordance with the Housing Contract
• Credit Program Fee: $8.95 per month, if applicable in accordance with the Housing Contract

Early termination by students

• If applicable under the contract terms, a No Cause Termination Fee is payable. The fee is the lesser of:
• 1. The total monthly instalments remaining for the rest of the contract term, or
• 2. The total monthly instalments for 6 months.

Pets

• Pets are permitted, with a maximum of two animals per unit, subject to prior disclosure, approval, and completion of a PetScreening profile. Aggressive and certain restricted breeds, as well as exotic animals, are not permitted.
