Security Deposit

• A $100 security deposit (with a guarantor) is required.
• The security deposit must be paid prior to move-in.

Pay In Instalment

• Housing costs are based on a standard 11.5-month (50-week) lease term.
• The total housing cost is divided into 12 equal monthly instalments.
• Monthly instalments are due on the 1st of each month.

Guarantor Requirement

• Applicants may choose to apply with or without a guarantor.
• If applying with a guarantor, guarantor details must be provided during the application process.
• The guarantor:
• Must reside in the United States.
• Must be at least 25 years of age.
• Cannot be a current resident.
• Is financially responsible for the lease agreement.
• Is typically a parent or guardian.

Additional Fees

• Application Fee: $60.00 (due at the time of application).
• Administrative Fee: $150.00 (due at the time of application).
• Utility Billing Service One-time Account Setup Fee: $4.50 (due on the first monthly utility statement).
• Monthly Utility Billing Service Administrative Fee: $5.50 per month.
• Monthly Valet Trash Fee: $8.00 per month.
• Parking Fee (Optional): $70.00 per month, per parking space if contracted.
• Pet Fees (Optional):$300.00 per pet upon approval.
• $35.00 per pet, per month (maximum pet limits apply).
• Damage Waiver Program Fee (Optional): $13.50 per month, where applicable.
• Credit Program Fee (Optional): $8.95 per month, where applicable.
• After Hours Lock Out Fee: $100.00 per occurrence.
• Animal Violation Fee: $150.00 for the first violation; $250.00 for each additional violation.

Booking Deposit

• Deposits may vary per the application type and unit type you are applying for.
• Student with No Guarantor: One month's rent
• Non-student application: One month's rent
• Student with Guarantor: $100

Early termination by students

• If you want to terminate your contract prior to your scheduled contract end date, you will have to:
• 1. Provide the landlord with a written notice before 60 days of your scheduled departure date.
• 2. Pay the landlord a No cause termination fee.

Cooling Off Period

• The property does not offer any cooling-off period, all contracts are legal and binding.
