Pay In Instalment

• 1. Rent needs to be paid monthly, in advance on the 1st of each month.
• 2. If rent is not paid by the 4th of each month you will be charged a late payment fee.

Guarantor Requirement

• 1. A guarantor is required for you to book your room with the property.
• 2. Your guarantor can be both international or US based.
• 3. If you do not have a guarantor you will have to pay an additional deposit of 1 to 2 month's rent (this is refundable at the end of the term) or you can apply with LEAP GWP program which is an institutional guarantor.

Security Deposit

• The property also requires a security deposit payment of $100.
• Additionally, you will need to pay an Resident Services Fee of $75.

Booking Deposit

• Deposits may vary per the application type and unit type you are applying for.
• Student with No Guarantor: One month's rent
• Non-student application: One month's rent
• Student with Guarantor: $100

Additional Fees

• Application Fee: $10.75, Due at time of Application
• Parking Fee: $10.00 per month, per space if rented
• Animal Charge: $300.00 per pet due upon approval; $35.00, per month/per pet (Max Pet Limits apply per unit)
• Damage Waiver Program Fee: $13.50 per month, if applicable in accordance with the terms as outlined in Housing Contract
• Credit Program Fee: $8.95 per month, if applicable in accordance with the terms as outlined in Housing Contract
• After Hours Lock Out Fee: $100.00 per occurrence
• Animal Violation Fee: $150.00, first violation; $250.00, each additional violation
• Contract Assignment Fee: $500.00 per occurrence
• Garbage Removal Fee: $50.00 per item/bag, per day
• Holdover Resident Fee: $150.00 per day
• Lock Change Fee: $75.00 per occurrence
• Relocation Fee: $500.00 per occurrence

Cooling Off Period

• The property does not offer any cooling-off period, all contracts are legal and binding.

Early termination by students

• If you want to terminate your contract prior to your scheduled contract end date, you will have to:
• 1. Provide the landlord with a written notice before 60 days of your scheduled departure date.
• 2. Pay the landlord a No cause termination fee.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.
