Pay In Instalment

• Rent needs to be paid monthly.

Booking Deposit

• You will need to pay an administration fee (non-refundable) of $150 and an application fee (non-refundable) of $60.

Security Deposit

• The tenant needs to pay $100 security deposit prior to Move In.

Additional Fees

• Parking Fee:
• $95.00 per month, per space for Lower-Level Garage if contracted
• $95.00 per month, per space for Intermediate-Level Garage if contracted
• $125.00 per month, per space for Upper-Level Garage if contracted
• Animal Charge: $500.00 per pet due upon approval; $35.00, per month/per pet (Max Pet Limits apply per unit)
• Damage Waiver Program Fee: $13.50 per month, if applicable in accordance with the terms as outlined in Housing Contract
• Credit Program Fee: $8.95 per month, if applicable in accordance with the terms as outlined in Housing Contract
• Situational Fees:
• After Hours Lock Out Fee: $100.00 per occurrence
• Animal Violation Fee: $300.00, first violation; $500.00, each additional violation
• Contract Assignment Fee: $500.00 per occurrence

Mode Of Payment

• Cheque and online payments.
• Note: Cash and money orders will not be accepted.

Guarantor Requirement

• A guarantor is someone who is financially responsible for the lease agreement.
• The guarantor must reside in the United States.
• The guarantor must be at least 25 years of age.
• The guarantor cannot be a current resident.

Early termination by students

• If applicable under the contract terms, a No Cause Termination Fee is payable.
• The fee is the lesser of:
• 1. The total monthly instalments remaining for the rest of the contract term, or
• 2. The total monthly instalments for 6 months.
