Booking Deposit

• A tenancy deposit of £250 is required for all room types.
• For group bookings of 5/6-bed apartments, the tenancy deposit is £100 per person.
• The deposit must be paid together with the completed Application Form, Tenancy Agreement, Guarantor Form (if applicable), and Direct Debit Form (if applicable) within 15 days of the application process.
• Applies to all tenancy durations.

Guarantor Requirement

• UK-based guarantors are accepted if the student wishes to pay rent in instalments.
• The guarantor must reside in the UK, be a UK homeowner, be over 18 years of age, and be in full-time employment.
• Proof of income (pay slips/P60/annual accounts, as applicable) is required.
• Proof of home ownership (mortgage statements/building insurance, etc.) is required.
• Proof of address (council tax statement/utility bill, etc.) and proof of signature (passport/driving licence, etc.) are required.
• If the student cannot obtain a UK guarantor, they may opt to pay the entire contract rent in advance.
• If paying the full contract rent in advance is not an option, the student may choose Housing Hand as a guarantor.
• Housing Hand charges an annual fee to enable students to split the cost of rent and pay in instalments.
• The annual fee amount depends on the total rent payable and will be confirmed upon application.

Mode Of Payment

• Payments can be made by card without any additional charge.

Pay In Instalment

• Students without a UK guarantor may:
• Pay the full contract rent in advance, or
• Use Housing Hand as a guarantor to pay rent in instalments.
• Housing Hand charges an annual fee, which depends on the total rent payable.

Additional Fees

• Housing Hand charges an annual fee for students using their guarantor service.
• The Housing Hand annual fee amount depends on the total rent payable and is confirmed upon application.
• No additional charge applies for card payments.

Replacement Tenant Accepted

• Students can be released from the tenancy after finding a suitable replacement tenant.
• The replacement tenant must take on the full rent liability.
• Replacement tenant approval by the property team is required.

Other cancellation policies

• All cancellations must be submitted in writing to the property.
• Verbal cancellations will not be accepted.
• Cancellations are only valid after receiving written cancellation consent from a member of the team.
• If the selected accommodation cannot be offered after the Assured Shorthold Tenancy Agreement is fully signed, the property will contact the student to explain the reason or provide an alternative solution.
• If no suitable alternative is available, any deposit paid will be refunded in full.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.
• In case of any questions or queries, please feel free to contact the team, and our team will assist to ensure a smooth check-in process.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

Guest policy

• Guests may stay with you where permitted by the property. Always notify the property 1 to 2 weeks in advance to complete the required formalities.

Minimum age

• You must be 18 years or older on your move-in date to stay at this property. Please ensure you meet the age requirement before booking. In case you do not meet the minimum age requirement, inform the team while enquiring with us, and we can suggest you accordingly.

Student eligibility

• This accommodation is exclusively available to students. Non-students are not eligible to stay at the property.
