Pay In Instalment

• For 26-27 AY:
• 1. Rent is due every fortnight in advance.
• 2. To pay rent you complete a direct debit form with the property management and every 2 weeks rent is deducted from your account.

Mode Of Payment

• Bank Transfer.

Guarantor Requirement

• For 26-27 AY:
• The property management does not require for you to have a guarantor to book a room.

Additional Fees

• For 26-27 AY:
• Pre-departure cleaning: AU$270

Booking Deposit

• For 26-27 AY:
• Students are required to pay a 2-week deposit within 72 hours of receiving the letter of offer to reserve your room which will go towards your rent.

Security Deposit

• For 26-27 AY:
• You are also required to pay a bond (equivalent to 4 weeks rent) before checking in

Cooling Off Period

• For 26-27 AY:
• The property management does not offer any cooling off period, all contracts are legal and binding.

Early termination by students

• For 26-27 AY:
• When considering the premature termination of your Residential Tenancy Agreement, it is your responsibility to:
• 1. Continue to pay all rent charges until a new resident can be secured or the Residential Tenancy Agreement ends, whichever comes first. 2. Pay all associated costs including applicable advertising and lease break fees as set out in your Residential Tenancy Agreement.
• 3. In all cases, a departure cleaning fee applies.

Other cancellation policies

• For 26-27 AY:
• Cancellation due to:
• 1. providing false or misleading information during your application or booking process
• 2. failure to pay your bond or rent in advance
• 3. failure to sign the Residential Tenancy Agreement when required
• 4. a change of mind will result in a monetary penalty. This may include forfeiting some or all of your advance rental payment and/or bond payment and is negotiated on a case-by-case basis.
• Please note: Any refundable fees will be processed within 14 days of finalisation of refund. If in the case you wish to cancel your agreement and your contract start date has passed, this is considered a lease break and lease break conditions will apply.

No Visa No Pay

• If a student is not successful in receiving a visa to study in Australia before the commencement of the lease start date:
• The student must submit a written cancellation request via email to the property where the booking is held.
• The request must be submitted within 24 hours of receiving notification from the Department of Home Affairs.
• The student must attach the visa refusal email from the Department of Home Affairs.
• Upon verification, the lease agreement will be cancelled without penalty.
• If cancellation occurs after the commencement of the lease due to visa refusal:
• The student must submit a written termination request via email to the property.
• The request must be submitted within 24 hours of receiving notification from the Department of Home Affairs.
• The student must provide the visa refusal email from the Department of Home Affairs.
• The Property Manager will review the request and decide whether lease termination is approved.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.
• In case of any questions or queries, please feel free to contact the team, and our team will assist to ensure a smooth check-in process.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.
