Booking Deposit

• A deposit equivalent to 1 week's rent is required when booking.
• The deposit is applied towards the initial rent payment.

Security Deposit

• A security bond equal to 4 weeks' rent is required.
• The bond must be paid to NSW Fair Trading through Rental Bonds Online before the specified deadline.
• The bond is held until the resident departs from the property.
• The bond is refunded after departure, less any outstanding amounts, including:
• Rent arrears.
• Departure cleaning charges.
• Damage to the leased apartment.

Pay In Instalment

• Rent is paid in fortnightly (every two weeks) recurring instalments.
• The exact payment schedule is specified in the tenancy contract.

Mode Of Payment

• Telegraphic transfer via a preferred bank.
• Direct Debit.
• Credit card through the online guest portal.
• WeChat Pay.
• AliPay.
• A bank surcharge applies for credit card payments made through the online guest portal.

Guarantor Requirement

• No guarantor is required

Additional Fees

• AU$55 fee for the Shower Curtain and Mattress Protector.
• This fee is non-refundable and retained if the reservation is cancelled under the standard cancellation policy.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

No Visa No Pay

• Eligible if a visa to study in Australia is refused by the Department of Home Affairs (DHA).
• The visa refusal must occur before 7 days of the lease commencement date.
• A written cancellation request must be submitted within 24 hours of receiving the DHA refusal.
• Required documents:
• Reservation number.
• Booked property details.
• DHA visa refusal letter or confirmation.
• Pending Visa No Pay is also applicable if the visa is still in the Pending/Processing stage before 7 days of lease commencement.
• For a pending visa, a written cancellation request must be submitted before 7 days of lease commencement with:
• Reservation number.
• Booked property details.
• Screenshot showing the DHA visa status as Pending/Processing.

No Place No Pay

• Eligible if the student is not accepted by any institution in the city where the booked property is located.
• The non-acceptance must be received before 7 days of the lease commencement date.
• A written cancellation request must be submitted within 24 hours of receiving the institution's rejection.
• Required documents:
• Reservation number.
• Booked property details.
• Proof of the institution's rejection or non-acceptance confirmation.
• If all information is verified within the required timeframe:
• The lease is cancelled without penalty.
• The resident is guided through the refund process.
• Requests received after the specified timeframe follow the Standard Cancellation Policy.

Early termination by students

• Early termination is allowed after the lease commences through a lease break process.
• The resident must notify the property management in writing.
• The resident must complete a lease break form as soon as possible.
• The signed Residential Tenancy Agreement, Rooming House Agreement, or Occupancy Agreement is legally binding and supersedes the cancellation policy after commencement.
• Lease break penalties apply.
• Break fee depends on how much of the lease term has been completed:
• 4 weeks' rent if less than 25% of the lease term has been completed.
• 3 weeks' rent if at least 25% but less than 50% of the lease term has been completed.
• 2 weeks' rent if at least 50% but less than 75% of the lease term has been completed.
• 1 week's rent if at least 75% of the lease term has been completed.
• The property team assists residents with the early termination procedure at reception.

Extenuating Circumstances

• Additional cancellation reasons not covered under the listed policies may be discussed with the property by contacting reservations via email.
• Approval is subject to discussion with the property.

Other cancellation policies

• Failure to complete the required pre-arrival tasks by the specified deadline may result in:
• Cancellation of the booking.
• Forfeiture of the deposit payment.
• This cancellation policy applies only to new students with a booking who have not previously stayed at the property.
• Once the accommodation contract commences, this cancellation policy no longer applies.
• If the selected room type is unavailable and the property cancels the reservation:
• The property may refund the payable deposit.
• For cancellations not covered under No Visa No Pay or No Place No Pay:
• The advance deposit is non-refundable.
• The AU$55 Shower Curtain and Mattress Protector fee is non-refundable and retained.
• The payable deposit is non-refundable and retained.
• Deferral of confirmed bookings is not allowed.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.
• In case of any questions or queries, please feel free to contact the team, and our team will assist to ensure a smooth check-in process.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.
