Pay In Instalment

• Rent must be paid monthly in advance.
• The total room fee is divided into 8 equal monthly instalments as per the licence to reside.

Mode Of Payment

• Accepted payment methods:
• Credit Card
• Debit Card
• Bank Transfer
• Bank transfer details and other payment options are provided in the licence to reside.

Guarantor Requirement

• A guarantor is required if you choose to pay in instalments.
• A guarantor must:
• Be 18 years or older
• Accept financial responsibility if the student fails to pay rent
• The guarantor will only be used if the student is unable to make payments.
• The landlord has the right to recover outstanding payments from the guarantor.
• A guarantor may not be required if the full rent is paid upfront.
• Ireland and international guarantors are allowed

Booking Deposit

• You must pay €99 at the time of booking.
• This amount is considered an advance rent.
• Note:- The booking is only confirmed once the advanced rent has been paid on the booking.

Cooling Off Period

• For 2026/27 AY
• If you sign your licence before 1st May 2026 and have not collected your keys:
• You may cancel your licence without penalty until 1st May 2026.
• Advance room fee will be refunded.
• If you sign your licence on or after 1st May 2026:
• You may cancel within 14 days of signing the licence.
• Cancellation must be submitted in writing or via email.
• Advance room fee will be refunded.
• For 2025/26 AY
• If you sign your licence before 1st May 2025 and have not collected your keys:
• You may cancel your licence without penalty until 1st May 2025.
• Advance room fee of €300 will be refunded.

No Visa No Pay

• For 2026/27 AY
• If your visa application is rejected:
• You must submit your request within 3 days of receiving the rejection.
• You must provide a copy of the rejection letter.
• If tenancy has commenced:
• You remain liable for room fees until the above conditions are met.
• For 2025/26 AY
• If your visa application is rejected:
• You must submit your request within 3 days of receiving the rejection.
• You must provide a copy of the rejection letter.
• If tenancy has commenced:
• You remain liable for room fees until the above conditions are met.

No Place No Pay

• For 2026/27 AY
• Applicable to first-year CAO undergraduate students.
• You must:
• Submit your request within 24 hours of receiving your offer/rejection
• Provide proof from the college or CAO
• Upon approval:
• Advance room fee will be refunded
• For 2025/26 AY
• Applicable to first-year CAO undergraduate students.
• You must:
• Submit your request within 24 hours of receiving your offer/rejection
• Provide proof from the college or CAO

Replacement Tenant Accepted

• Replacement Tenant Found
• For 2026/27 AY
• You will remain liable for the room fee until a suitable replacement student is found.
• For 2025/26 AY
• You will remain liable for the room fee until a suitable replacement student is found.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.
