Booking Deposit

• You must pay £99 at the time of booking.
• This amount is considered an advance rent.

Pay In Instalment

• Domestic students with a UK-based guarantor, OR
• International students with a UK-based guarantor

Guarantor Requirement

• UK-based guarantor is required if paying rent in instalments (monthly or termly)
• May not be required if rent is paid in full upfront
• Guarantor must:
• Be 18 years or older
• Accept joint financial responsibility for tenancy
• Be liable to pay rent if the student fails to pay
• Guarantor is used:
• As a last resort if student cannot make payments
• Landlord rights:
• Can pursue guarantor for outstanding payments
• Third-party service available:
• Housing Hand (if student does not have a UK-based guarantor)

Cooling Off Period

• For 2026/27 AY:
• Cancellation allowed:
• Before 1st May 2026, OR
• Within 48 hours of signing tenancy agreement
• Condition:
• Tenancy must not have commenced OR keys not collected
• Cancellation method:
• Written notice via email to property manager
• Refund:
• Full refund of Advance Rent Payment + any rent paid
• For 2025/26 AY:
• Cancellation allowed within 14 days of signing tenancy agreement

No Visa No Pay

• Cancellation allowed if visa is rejected
• Request must be submitted within 3 days of visa rejection
• Required document:
• Visa rejection letter from embassy/visa office
• Cancellation method:
• Written notice via email to property manager
• Refund:
• Full refund of Advance Rent Payment + any rent paid
• If tenancy has commenced:
• Student remains liable for rent until required documents are received
• Alternative option:
• May transfer to another residence if studying elsewhere

No Place No Pay

• For 2026/27 AY:
• Applicable to prospective first-year undergraduate students only
• Cancellation allowed if student does not secure university place
• Request must be submitted before 22nd August 2026
• Required document:
• Rejection letter from University or UCAS
• Refund:
• Full refund of Advance Rent Payment + any rent paid
• Alternative option:
• May transfer to another residence if studying elsewhere
• For 2025/26 AY:
• Applicable to prospective first-year undergraduate students only

Early termination by students

• Allowed only upon request outside cooling-off period
• Student remains liable for rent until a suitable replacement tenant is found

Replacement Tenant Accepted

• Required if cancelling outside cooling-off period
• Student remains liable for rent until replacement tenant is found
• Replacement must be suitable (approval implied by property)

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Smoking

• Smoking is not permitted inside the building. Smoking is allowed only outside in designated areas, where permitted by property rules and local regulations.

Guest policy

• Guests may stay with you where permitted by the property. Always notify the property 1 to 2 weeks in advance to complete the required formalities.

Minimum age

• You must be 18 years or older on your move-in date to stay at this property. Please ensure you meet the age requirement before booking. In case you do not meet the minimum age requirement, inform the team while enquiring with us, and we can suggest you accordingly.

Student eligibility

• This accommodation is exclusively available to students. Non-students are not eligible to stay at the property.
