Pay In Instalment

• The total housing cost is divided into 12 equal monthly instalments.
• Each instalment is due on the 1st day of the month.
• The monthly payment includes the base rent, all mandatory fees, and any applicable premiums or add-ons.

Guarantor Requirement

• A guarantor is required to be financially responsible for the lease agreement.
• The guarantor must reside in the United States.
• The guarantor must be at least 25 years of age.
• The guarantor cannot be a current resident.
• A Leap Guarantor option is available.

Mode Of Payment

• Cheque and online payments.
• Note: Cash and money orders will not be accepted.

Booking Deposit

• You will need to pay an application fee (non-refundable) of $50.

Security Deposit

• The tenant needs to pay $100 security deposit prior to Move In.

Additional Fees

• Utility Billing Service One-time Account Setup Fee: $4.50 (Due on the first monthly utility statement)
• Resident Services Fee: $25.00 per installment
• Utility Billing Service Administrative Fee: $5.50 per month
• Monthly Premium Fees (as applicable for assigned unit)
• Bedroom Window Premium - $25.00
• Parking Fee: $265.00 per month, per space (if contracted)
• Damage Waiver Program Fee: $13.50 per month (if applicable, in accordance with the terms outlined in the Housing Contract)
• Credit Program Fee: $8.95 per month (if applicable, in accordance with the terms outlined in the Housing Contract)
• After Hours Lock Out Fee: $100.00 per occurrence
• Animal Violation Fee: $250.00 for the first violation; $500.00 for each additional violation
• Contract Assignment Fee: $650.00 per occurrence
• Garbage Removal Fee: $50.00 per item/bag, per day

Early termination by students

• If applicable under the contract terms, a No Cause Termination Fee is payable.
• The fee is the lesser of:
• 1. The total monthly instalments remaining for the rest of the contract term, or
• 2. The total monthly instalments for 6 months.

Pets

• Pets are not permitted; however, service animals are allowed in accordance with applicable laws, subject to prior disclosure, landlord approval, and any required documentation or verification before occupancy.
