Booking Deposit

• For bookings of 4 weeks or more, an initial payment equal to 4 weeks' rent plus a 4-week bond is required.
• For bookings of less than 4 weeks, full payment is required upfront.
• A $100 key deposit is required for bookings of less than or equal to 4 weeks.

Guarantor Requirement

• The property does not require a guarantor.

Additional Fees

• Optional cooling fan rental is available for $30 for the entire stay.
• Heating charges apply from June to September and are compulsory.
• Shared rooms are charged $10 per week for heating.
• Single rooms are charged $15 per week for heating.
• Airport pick-up is available for $120 per person and must be booked in advance.
• Students may rent a bed set for $60 or bring their own.
• A one-time check-out cleaning fee applies.

Security Deposit

• 1. For bookings lasting less than 12 weeks, 2 weeks of rent as bond needs to be paid.
• 2. For bookings lasting more than 12 week, 4 weeks of rent as bond needs to be paid.

Pay In Instalment

• Rent can be paid every 4 weeks.
• Upfront payment is available.
• For bookings of 4 weeks or more, the remaining invoices are issued every 4 weeks.
• For bookings of less than 4 weeks, full payment is required upfront.

Mode Of Payment

• Credit/Debit Card, Bank transfer, and Wise Account.

Cooling Off Period

• If cancellation is made more than 14 days before the start date, a $150 fee is non-refundable.
• For cancellations made more than 14 days before the start date, the deposit, exit cleaning fee, and rent are refundable.
• If cancellation is made between 1 and 14 days before the start date, 2 weeks' rent is non-refundable.
• For cancellations made between 1 and 14 days before the start date, the deposit and exit cleaning fee are refundable.

Early termination by students

• The tenant must pay a 2-week termination fee.
• The tenant is responsible for finding a suitable replacement for the remaining lease.
• A minimum of 28 days' written notice is required.
• Rent remains payable until a replacement tenant is found.
• Early termination is not satisfied solely by paying the 2-week termination fee.

No Visa No Pay

• A full refund is available if the student visa is not approved.
• A minimum of 5 days’ notice before the check-in date is required.
• Official supporting visa refusal documentation must be provided.

No Place No Pay

• A full refund is available if the student's offer is not approved.
• A minimum of 5 days’ notice before the check-in date is required.
• Official supporting offer refusal documentation must be provided.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.
