Booking Deposit

• A holding deposit equivalent to 1 week's rent is required.
• The holding deposit is applied toward the initial rent payment after check-in.
• Payment of the holding deposit alone does not constitute final booking confirmation.
• The booking is subject to completion of the required booking/tenancy documentation.

Security Deposit

• A bond equivalent to 4 weeks' rent is required.
• The bond is held as security for the duration of the tenancy.
• The bond must be paid within 5 business days of the room offer being issued.
• The bond is lodged with RTBA (Residential Tenancies Bond Authority), Victoria.
• A bond is not required for short stays, although damages may be charged.

Pay In Instalment

• Students can choose to pay the rent in full or pay in instalments.
• Under the instalment option, rent must be paid 4 weeks in advance.
• The first rent payment is due on the day of check-in.
• Subsequent rent payments are charged every 4 weeks (28 days) as outlined in the rent schedule.
• An AUD $500 rebate is available for full payment of a 52-week contract.
• A AUD $250 rebate is available for full payment of a 26-week contract.

Mode Of Payment

• Payments can be made via Visa or Mastercard debit/credit cards.
• Bank transfer is accepted.
• Direct debit is accepted.

Guarantor Requirement

• A guarantor is not required.

Additional Fees

• Bedding pack: AUD $120.
• Kitchen pack: AUD $100.
• Late key return may incur additional charges.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

No Visa No Pay

• Available to eligible international students.
• Notify the property of a visa rejection within the specified timeframe.
• A completed cancellation form must be submitted before the tenancy start date.
• If the required notification or cancellation timeframe is not met, the applicable cancellation, break-fee or forfeiture conditions will apply.
• For a full refund, visa rejection must be notified and the cancellation form submitted no later than 3 days before the agreement start date.
• If cancellation is submitted 2 days or fewer before the start date, the holding deposit is forfeited and the bond is partially refunded after an AUD $250 administrative fee.
• If cancellation is submitted after the agreement start date, the holding deposit and bond are forfeited.
• If visa status is unknown by the agreement start date, the holding deposit is used toward rent. Once exhausted, the agreement is terminated and the bond is forfeited.

Early termination by students

• Students can request early termination of their tenancy.
• The applicable notice period must be provided.
• Rent remains payable until the applicable termination date or until an approved replacement tenant takes over, where required.
• Applicable contract break fees or administrative charges may apply.

Replacement Tenant Accepted

• A replacement tenant can be used to take over an existing tenancy, subject to property approval.
• The replacement tenant must be a student from a higher education institution.
• The replacement tenant must not already hold a tenancy agreement with the respective property.
• The replacement tenant must complete the required booking process before the tenancy transfer becomes official.
• The original tenant remains responsible for applicable rent and obligations until the replacement process is completed.
• An administrative fee may apply for processing the replacement.

Deferring Studies

• Deferment requests are reviewed on a case-by-case basis.
• Students must submit a written deferment request at least 14 days before the tenancy commencement date.
• Supporting documentation is required.
• The first deferment is free or has its charge waived.
• Subsequent deferments may incur a AUD $250 administrative fee, subject to the applicable property's conditions.

Other cancellation policies

• If cancellation is made 14 days or more before the start date, the holding deposit is forfeited, and the bond is refunded.
• If cancellation is made 13 days or fewer before the start date, an AUD $250 administrative fee applies.
• After commencement, a Notice to Leave by Tenant form is required.
• At least 3 working days must be allowed for cleaning and maintenance between outgoing and incoming tenants.
• Room keys must be returned by 10:00 am on the departure day.
• Cancellation requests must be submitted in writing using the property's prescribed cancellation/Notice to Leave process.
• The property may cancel incomplete applications where the required completion timeframe has expired.
• The property may cancel a booking where information provided is false or misleading or where the applicant fails to comply with the booking terms.
• Applicable amounts already paid may be retained where permitted.
• Cleaning or other reasonable costs may be recovered where applicable.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.
• In case of any questions or queries, please feel free to contact the team, and our team will assist to ensure a smooth check-in process.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.
