Mode Of Payment

• Payment via the Student Portal.
• Most major debit cards accepted.
• Most major credit cards accepted.
• Bank transfer available for standard bookings (bank charges may apply).
• Bank transfer is not accepted for late availability rooms.

Booking Deposit

• A refundable holding deposit equal to one week's rent is required to reserve a room.
• The holding deposit is deducted from the first rent instalment.
• The room is reserved for 7 days, during which the Tenancy Agreement must be accepted.
• If cancelled within the 7-day cancellation period (before accepting the Tenancy Agreement), the holding deposit is refunded.
• If cancelled after the 7-day period or after accepting the Tenancy Agreement, the holding deposit is retained.
• For waitlist bookings, the holding deposit is charged only if a room becomes available within 30 days.
• For late availability rooms, a refundable holding deposit equal to one week's rent is required.

Security Deposit

• A £400 refundable tenancy deposit is required.
• For September 2026 move-ins:
• Payable on 24 April 2026.
• If booked after 24 July 2026, it becomes payable as soon as possible.
• If booking after 24 April 2026, the deposit must be paid within 7 days of booking or the room may be cancelled.
• The deposit is protected under the MyDeposits Tenancy Deposit Protection Scheme.
• The deposit is registered within 30 days of payment.
• The deposit is refundable at the end of the tenancy, subject to deductions for:
• Outstanding charges.
• Damage.
• Breach of tenancy conditions.
• Alternative Dispute Resolution (ADR) is available if there is a dispute over deductions.

Pay In Instalment

• With a qualifying guarantor:
• 4 instalments (quarterly).
• Monthly payment option available (10 monthly payments).
• Without a guarantor:
• 2 instalments.
• Pay in full.
• Late availability rooms:
• With a guarantor: 3 instalments.
• Without a guarantor: Payment in full within 24 hours of booking.
• First payments for standard bookings are made before move-in according to the published payment schedule.

Guarantor Requirement

• A guarantor is required in most circumstances for instalment payment plans.
• The guarantor must be a homeowner in:
• England (including the Isle of Wight or the Isle of Man).
• Wales.
• The Channel Islands.
• The guarantor is responsible for unpaid rent, bills, and other charges if the student defaults.
• Land Registry ownership checks are carried out.
• Where a property has multiple owners, all owners must agree to act as guarantors.
• If a guarantor does not meet the eligibility criteria, the student must either:
• Provide another qualifying guarantor, or
• Move to a non-guarantor payment plan.
• Students without a qualifying guarantor may use Housing Hand as a third-party guarantor service (fees apply).

Additional Fees

• £15 per week for the optional Electricity Package.

Cooling Off Period

• A 7-day cooling-off period is available from the date of booking.
• The cancellation request must be submitted in writing (via email).
• If cancelled within 7 days, before accepting the Tenancy Agreement, the refundable holding deposit will be refunded.
• Once 7 days have passed or the Tenancy Agreement has been accepted, there is no further cooling-off period.
• If the required information is not provided, resulting in the booking being cancelled by the property, the refundable holding deposit will be retained.

No Visa No Pay

• Applicable if the student is unable to start a course at a UK university because their visa application was unsuccessful.
• Applies to students starting a new undergraduate or postgraduate/Master's course.
• All monies paid towards the contract will be fully refunded.
• Refund requests must be submitted by 1 September 2026.
• Evidence from the university or UK Immigration is required.
• Refunds will not be granted if the visa refusal resulted from false, misleading, incomplete, or fraudulent information, or failure to comply with UK Visas and Immigration (UKVI) requirements.

Early termination by students

• Once the Tenancy Agreement has been accepted, the tenancy becomes legally binding.
• The property will advertise the room but decides how and when it is marketed.
• An early termination fee applies:
• One week's rent if cancellation occurs before 24 April 2026.
• £400 if cancellation occurs on or after 24 April 2026.
• The property may retain some or all of the £400 tenancy deposit to cover cancellation charges.

Replacement Tenant Accepted

• The property will attempt to find a replacement tenant.
• The property determines how and when the room is advertised.
• Unsold rooms may be prioritised before the student's room.
• The student's liability ends only after the replacement tenant:
• Signs the tenancy agreement.
• Makes the required payments.
• The property aims to notify the student once they are released from liability, but this communication is not guaranteed.

Delayed Arrivals & travel restrictions

• If you are unable to travel due to government-imposed travel restrictions, please contact the team with the relevant supporting documentation. We will facilitate the request to review your circumstances and explore the possibility of cancellation/contract amendment. Requests are considered individually, and any outcome will depend on the property's review and applicable booking terms.

University Course Cancellation/Modification

• If your course has been cancelled by your university, please reach out to the team with the relevant supporting documentation. We will liaise with the property team to review your request on a case-by-case basis for cancellation. The resolution will be subject to the property's assessment and the terms of your booking.

Deferring Studies

• If you have deferred your studies, please contact the team and share your updated university documentation. We will notify the property team to review your request for cancellation/contract amendment. Requests are assessed individually, and the final outcome will be subject to the property's review and booking terms.

Subletting

• Sub-letting is not allowed. if you would like to cancel your contract and have someone else take over your contract, you should speak to the friendly code team.

Smoking

• Smoking is only allowed in designated areas outside of the building or on our first floor communal balcony, no need to leave the building.

Room allocation

• Students can indicate specific room number or location preferences during the booking process, and the team will accommodate these preferences wherever possible, based on availability.

Check in guide

• Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.
• In case of any questions or queries, please feel free to contact the team, and our team will assist to ensure a smooth check-in process.

Renewal policy

• Students who wish to extend their stay can contact the team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

• Early check-in requests can be shared in advance with the team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

Guest policy

• Guests may stay with you where permitted by the property. Always notify the property 1 to 2 weeks in advance to complete the required formalities.

Minimum age

• You must be 18 years or older on your move-in date to stay at this property. Please ensure you meet the age requirement before booking. In case you do not meet the minimum age requirement, inform the team while enquiring with us, and we can suggest you accordingly.

Student eligibility

• This accommodation is exclusively available to students. Non-students are not eligible to stay at the property.
